Large gap/crack by door

Hi!

I have a large gap/crack by my front door and i thought it just needed sealing but actually the sealant i put in just dropped in the crack and it’s gone! What’s the best way to fix this? If i use expanding foam would that break the plaster even more (it’s a bit weak).

If the render is weak, probably best to remove and replace it to make good.

Daylight on a rainy day in Ireland, ah. The easy thing to do is change the bulbs in the recessed fixtures to the maximum allowed. But this will not help with overall illumination because the recessed fixtures point straight down, not sideways. For that you need to add a surface mount or close to ceiling fixture, meaning new electrical work. Some recessed fixtures can be converted to pendants, by the way. Since it is so dark, I suggest painting the whole thing a nice bright white, including the laminate cabinets. There are many discussion posts on painting laminate cabinets on Houzz. I would paint the interior of the missing-doors cabinet with an oil based white paint, too, to brighten it up. Choose a white that coordinates well with the countertop, flooring and tile. The tile can be changed, of course, sooner or later. With some fiddling, you may be able to adjust the sagging cabinet doors under the sink. These are often much used. If the hinges have seen better days, replace them with identical ones, or swap them with less-used hinges, say from those upper cabinets you took down. It's an old house trick to swap worn parts with less-used parts from elsewhere. Most undersink cabinets can use a coat of white paint on the bottom shelf or Contact paper if paint is not suitable.

Dear Éilíse Sullivan, the mahogany wardrobe looks like a great project! The image is too small for me to see the details of it; it looks like has glass/metal door at the top part and design details on the draws. If you send me a better quality image and with the door closed I can visualised it for you in any other colour you like if it helps. Replacing part of the furniture (glass) with solid panels covered in wall paper or fabric, using decoupage for the inside of the drawers or muted colours on the outside and brights on the inside ... are all possibility depending in which room you want to place it and what you are going to use it for. Are you going to do it for yourself, just for fun or to sell/present? I would paint the back panel in a darker colour, also the inside of the wardrobe part and all the horizontal and vertical straight lines to frame the different units: draws, 'open shelf' cabinet at the top and door. I would go for wall paper on the inside of the draws, something sympathetic with the darker tone on the back panel ... the handle can stay or be replaced (I need a closer look); they can really give a wist to the furniture if changed. For the choice of colours ... it really depend on where it goes and what you want to do with it. The room's images you posted are quite different in style. You could try to 'blend' the piece in to the room's design scheme by choosing complementary colours or go the opposite and bring in a bold statement. I like bold statements! Neighbours extension wall

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

Hello aoifej, Firstly that is a good sized room... The fireplace is very interesting indeed! It is the main focus and so perhaps you want to consider painting it a darker shade still. The base a very dark shade of charcoal so it is separate and looks like a base stand....... Put a fabulous mirror over it... Something simple in design and squared or full circle like a convex. The red and wood box shelving, don't discard but consider painting it and then you could, if you have enough create a screen/divider for floor area arranged with gaps so it's not solid. Or mount in an interesting configuration on the walls for storage, and painted to match the walls... This then gives you something textured on the walls... that is somewhat bolder and would sit well with the fireplace which is really fantastic.. The sofa is the wrong period style for this room really as it's not old enough or rustic..for french style.. Also the french doors are very modern, so the room takes on a far more modern feel... So you will find it hard to make it sit right such as it is..... It would be best to place it to face the fireplace and leave the french doors free.... You want to be able to have them open so you can easily walk outside... So try situating it in the bay window but not too far in... You may like to have a console table behind the sofa in the window with a table lamp... To take the ornate feel of the sofa away and to make it blend more... Try a sheet over the entire sofa... Then add a throw over the back and both arms... Something you could layer perhaps to disguise it's design more... I think then it will sit better in the room... You then at least can use the sofa, whilst you work out what to do as a sheet will protect it, should you wish to sell it... but I think if you keep it, as it is you will struggle, so re-upholster would be my suggestion.. So have it upholstered in a dark plain fabric and a colour to blend with the wooden frame, charcoal or something dark like mole, earthy tones........ This too then makes it really solid rather than ornate... It will help to blend it into the room and allow you to coordinate furniture to go with it.. Old and new can sit well together if you know how and what to do to make it work..... So some ideas for you to consider if you modify the sofa accordingly.... With a bit of artistic licence as I have used the fireplace as a focus twice and brought the garden in.. simply to cover your sofa, so I could add a similar one in a darker colour to show you what I mean.. I have added a whole array of styles to illustrate how you can integrate many styles to create something interesting.. In reality you will have far more space... as you won't be looking at duplicates! It's done very quickly merely to offer you some ideas as to how to work with what you have, rather than start again! Good design is about working with rather than against what someone has... ... NB: The hare pictured is merely for styling purposes as I like to use it.... BUT I would always recommend natural expiration or accidental expiration for taxidermy as opposed to acquiring by any other less humane means! . : ))
