Conversion into kitchen dinner dilemma

Hi everybody, we are about to purchase a property, and I am having second thoughts. Our big plan was to extend following the wall of the utility room or rearrange the kitchen area ( maybe even knocking down the loo) and make some space to add a dining room table. Knocking walls, small extensions (I don't want to compromise our small garden since we have a preschooler)... it's all in the game, but I am looking at this photo for hours now and I just can't figure it out. Please help.

Just a quick note to thank you all for sharing your thought, ideas, experience and time. I especially want to thank Bluenan and decoenthusiaste for being with me through the all process for the last 6 months or so..., just wanted to post few photos of the results (https://www.houzz.com/discussions/any-ideas-for-final-touches-to-this-living-dinning-room-dsvw-vd~569586) as I feel it is not only me who created this space but it is your creations as much as mine. It may not be perfect or according to the the "Rules", but it is Me and my family. Each and every piece was chosen by me in different parts of the world and each one of them has a unique story behind. I am very pleased with my space. I love it! I am very blessed. .... and so I am off to my new project now... Back to school.... that's really going to be hard ;) Thank you all, once again.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Hi ...Zaz I am not sure what went on here in Houzz .... While I have been away ..(sneezing coughing sweating) Whatever it was Move on from it !! as best you can ... Otherwise these things eat away at you ... And being on a downer that's not good for anyone ..........including you .... You have a Talent truly you do Lots see it ...... Even if you can't ....... Loft or side return??

Three bedrooms will always be worth more than 2. If there is enough headroom I would take loft stairs up above the main staircase - from the cupboard position. Leave a landing and corridor to the bathroom and partition off a tiny bedroom/nursery/study. A lot depends on which way your roof is pitched. I would get a few loft companies in to tell you what is possible within a limited budget. If and when you get the money it might be possible to close the existing back door and refigure the kitchen units to allow a lobby and door opening out toilet and use the toilet door as your back door. A downstairs toilet is heaven sent when you have children!
