Hi all,We are moving into a 1930's house soon, which hasn't been updated since. The layout of the house is what is very confusing for us to organize. I am looking for ideas to open the space, and re organuse the space but we are working on a limited budget. No dow stairs WC, or utility, Very small kitchen.

Hi Vasu,

What an exciting project! My advice on this would be to take your time and sit down with a professional. Looking at the floor plan I can see what you mean about the floor plan being confusing and now flowing. This can be fixed but it needs to be properly though out, especially where a tight budget is concerned. knocking down a load of wall is not always the answer, and light and function need to be carefully considered.

Understanding which are load bearing walls would be your fist port of call, and from there really understanding how you live and what you are wanting from the space will help inform how you move forward.

It is fair comment on not so pretty tiles and unfortunately you can't do much with the floor here because it covers too large area. On a picture you can see only lounge area, which is actually part of the kitchen. Tiles cover floor in the kitchen, lounge area and dining room. Extra large rug wouldn't make it better. This project has two tough points: tight budget and timing.

You need to get a builder to visit the house with you and give you a rough quote. Very important to do this before you buy. No one here can tell you what the costs as there are too many variables but id say you'd be lucky to get change from 150k.

Hi, Just looking for some advice on paint for the walls in the kitchen. The kitchen cabinets are Warm Parchment and Pepper Pot. I'm looking at the shade Dulux Delicate Willow for the walls but I'm wondering would it be too dark as the kitchen would be dark. We have 2 Windows, one North facing and the other facing West. Hi there,

It looks like you have great space on the Ground floor! At first glance, I would remove the walls between the breakfast room and dining room, and as much of the wall between the kitchen and breakfast room. This will then allow you to reorganise the orientation of the kitchen and perhaps get a breakfast bar with stools.

The most cost effective way to put a WC and utility room on the ground floor would be to put them back to back with the ensuite, or where the current kitchen is, as this will give access to current water and waste etc.

I feel there is a lot you can do, as there is a lot of space, but it would be worth speaking with an architect and/or structural engineer so you know what walls you can and cant remove etc.

Thanks Kate, I was thinking more in those lines aswell, but yes as you said, I need to get a structural engineer to see if those walls can be removed and also, I do t know how much would it cost me to move the wall to rear in line withtge kitchen outer wall, which would make it even.

Just worried about the costs that sort of work would involve. Any ides?

Hey, a simple way to update an old-style property could be to add a new modern house sign to the exterior. Every little helps :)

Hi Vasu,

Its hard to know what the costs will be without knowing what you can and cant do. Once you have spoken to and engineer you will know what is feasible. Once you have a better understanding of what you are able to do, then designing and getting contractor quotes will be easier!
