Floor plans - anything you'd change?
We're building from scratch and feels like we're getting close to submitting our plans for planning approval. Slightly worried that we'll get too far down the line and realise we should have done something differently! Is there anything we should change?
These are what we currently have for the ground and first floor. The dotted lines on the first floor are reduced height spaces of below 1.8m. Back of the house faces south.

Comments (14)Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. Comments (3)Hi Louise, Lovely new kitchen, such a lovely bright space too. I would suggest going a couple of shades darker than the kitchen furniture colour so you get a contrast to the furniture and flooring. This will help keep it on a neutral palette so your other furniture and accessories are not competing with too many colours. Also as your room as so much natural light you can go for a slightly stronger wall colour and it will look superb. the photo below shows a very cool grey wall you could go for a warmer grey but it give you an idea of what you could do. Painting the walls can always be changed relatively easily, so if you want a change after a few years you can and it's a lot less costly than a new kitchen! Comments (4)Hi minnie101, Thanks so much for your detailed reply. Great to know what colour that grey is. It may be a little dark with our floor. We will definitely update the handles - I hate the current ones. We'll probably go with wood to keep within budget. Your non-tiles pic is lovely. We'll probably keep some tiles and try to keep the kitchen a little more modern than country kitchen, which might be a challenge with wood. The room faces south. I like your idea of dividing it with paint. We probably will go with white in the kitchen and then 1/2 slightly darker tones in the tv-couch area. The 'other' entrance into the dining area is narrowed by a non-structural wall, so we should remove this to open it properly or like you say, close it off. Maybe not close it off entirely as we'd lose a lot of light, but maybe put in a counter or breakfast bar if space allowed. I love your pendant light suggestions over the dining table. Details like this and a rug in the couch area will really help divide the room as at the moment it is one big cavernous space. I really can't decide yet what way the couches should face - into a tv in the corner, or out into the room like you suggest. We'll have to draw out some chalk outlines on the floor and see how much space there actually is. Colour-wise we like the idea of keeping walls and cabinets quite stark, the wood counter will add a bit of warmth, and then adding colour with couches, rugs and possibly dining chairs. 2 months agoI collected all comments and tried to add some advises. I would recommend not to show the sky windows so detailed on floor plan use instead dashed lines rectangles. The tags are not visible, place them on an empty background. Visibility and graphic are also important! ;)

2 months agolast modified: 2 months agoPersonally I think the door to the main bedroom is not great because it’s very close to the side of the bed and to the top of the stairs. I also think the main bed would be nicer if it wasn’t under a reduced height ceiling. So I offer an alternative.

2 months agoAnd I would probably swap the position of the downstairs wc. In my revised position you would have the later option of enlarging the study into the hall and cupboard and making that study an Ensuite bedroom.

Not sure on the regs either but you raise a thought about future proofing for disabled access regardless. Could either switch the loo and sink (but then we'll see the loo when we open the door) or make the downstairs loo wider and reduce the cupboard size.
To me, the current cupboard/toilet layout feels like it wastes space. I'm considering adding a quarter turn at the bottom of the stairs to make them into a C-shape, turning the cupboard 90 degrees to face into the hall and then bringing the bathroom door out to meet the hallway. Something like this:
Wall height in the master starts from 1.8m. These are the 3D cross sections of the master bedroom (on the right) and dressing room (on the left). Not sure how good the vaulted ceiling is going to look in reality.

2 months agoI agree with you personally, private ensuite for guests and they have the smaller room.
Using J’s plan you could also make bed 4 the guest room but bring the ensuite into the room more, having the bedroom door where yours was, and then obviously increase the size of your ensuite.
I would also do the master as J did earlier so you see the effect of the vaulted ceiling. I assume the wall behind the bed isn’t full height so won’t break up the ceiling. Alternatively I have a 4 poster floated in the room however obviously that doesn’t allow for electrics for lamps and you need to think about the back of bedside cabinets!
Just my thoughts anyway, Jonathan is a master of plans!
