I'd be v grateful for advice on the insurances I should have in place before our builder starts on a porch and downstairs loo new extension, and the remodelling of our kitchen, dining room and sunroom extension into one big open plan space, due to start in early January.
I’m not an expert but at a minimum ask builder to provide evidence of their insurance and check whether you’re covered under your own insurance. Our policy allows building work up to a certain value, beyond that an additional policy is required. I believe there may be a requirement to inform mortgage providers as well?
You should find out from your developer whether he has a license for these types of works and services and issue a contract with him in which all types of work that he must perform will be prescribed. You should also find out if he has the necessary insurance policy. Next, you should contact your insurance company and find out if these types of work are possible in your home and whether insurance covers them. If your policy expires soon, in your place, I would compare insurance companies in your area to find the most profitable policy, taking into account the changed conditions.
