My partner and I just bought a 3 bed semi and are planning to make the downstairs open plan. This is what the floor plan looks like. We'd love some ideas of how we might include a kitchen (ideally with an island), a lounge and a dining room here! We're first timers so any help would be very appreciated!
Open plan for all 3 rooms seems a bit much for a 3 bed home. I'd say go for it if it was a 1 or 2 bed flat, but I do think a living room should be separate in this home. Combine kitchen and dining room.
I would agree with Ellie. I would put the same floor down through-out the downstairs ,keep the kitchen & diner as open plan, I would put a peninsula between the kitchen & diner with seating at it which will add more worktop space. Between the diner and living room , if possible I would put pocket doors, which will give you the open plan feel when needed but also to close the lounge off as well, with the same flooring (without breaks) it will give you that open plan feel. My 3 bed house is completely open plan downstairs, ( Separate hall. Utility /toilet/ garage -off the kitchen area) I love the open flow. For a couple it works well. If it was for a family of 4 then the possibility of separation as taznco has suggested would be necessary. Same flooring throughout makes it look more spacious, and if you can, put in underfloor heating. I have a L shape kitchen with island, and have bench seating in the diñing area to keep it neat, extra chairs for dinner parties kept in the garage. You have an ideal floor area for this.
