Ground floor layout. Newish build help !

Hi we’re really strugling to make our down stairs layout work. the wc is clearly in the way but needed the U shape stairs take up huge amounts of space. the kitchen doesnt work for a family.

Garage cannot be converted due to local covenant .

Any ideas from you clever people

I am not sure what your budget is for this project, but could you move the kitchen to the back of the house into the lounge/diner , taking the WC out of that room and running the kitchen along that wall ( since the plumbing for the WC is already there, it should be doable) , then where the kitchen is presently change that into a WC / utility room.
Roof the conservatory, which will make it a more usable room & turn that into the lounge.

we probably looking at 20k for budget

the conservatory is completely glazed on 3 sides. we inherited it when we bought the house its either an ice box or an oven

thanks for posting the photos. First, I feel like there is a mix of styles in the design that aren't really complementing each other. The waterfall walnut frame around the frig and wall oven areas is VERY modern. But the rounded front cooktop/bar, the divided light glass front cabinet doors, and molding on the upper cabinets are very traditional -- maybe even a bit 'cottage'. The looks are fighting each other IMHO. Also, I would reconsider the placement of the wall ovens -- they seem very crowded back in that corner. And the range hood going to the ceiling but the cabinets stopping short looks odd to me. Maybe a different hood with a narrower chimney would look better. And, is that the dishwasher on the island? --- Yikes -- I would want that right next to the sink (otherwise you'll be dripping water all over the floor everytime you load it)

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi, We have bought a new house and can't decide on the layout of the sitting room and was looking for some help. There is an electric fireplace integrated into the middle of the center wall and two alcoves on either side. I don't want to mount the TV above the fireplace as it will be too high so am wondering what is the best room layout and TV position. There is also a bay window at the front. We are planning on getting an L shaped couch as well. I have included the floor plans below. Any advice would be a great help!

This is what I've been considering for flooring. I love parquet but am worried the pattern will make the house look smaller. I prefer warm tones. The paint colour is Shermin Williams Alpaca if that helps.

I agree with everything taznco said but suggest replacing the glazed walls of the conservatory with proper walls/roof and stretching it over as far as the garage - budget allowing.

Can you leave the front garage doors on and leave a small section of the front of the garage for storage (so it satisfies the covenant) but change the end near the garden to give you more space- maybe a kitchen area?

Covenants can be tricky, usually there to stop on street parking in developments. You could try to apply to get it lifted. Failing that, I would increase the budget, demolish the conservatory and put a properly co figured ground floor extension on, knowing that you are getting a house which works for you, and adding value should you want to sell it in the future. Imo the layout is odd, and it wouldnt work for me either .
