Kitchen & Bathroom Remodelling Project

We're looking to have the kitchen and bathroom of our victorian house remodelled. Given the age of the property, it has some interesting plumbing. The kitchen is the priority but we'd worry that if we ran the two projects seperatly, the later work to the bathroom could undo / damage the newly finished kitchen. (the bathoom is upstairs above the kitchen) Its difficult to find a company who does both... thoughts?

We want the layouts of both rooms changing including the moving the door openings (in solid, presumably load bearing walls). The kitchen currently has wood effect ceramic tiles with electric underfloor heating, this flows through from the hallway, so moving the door opening will effect that. A relatively simple project turning into a big job!

Not sure who to hire, builder? designer? achitect?

Any adivce appreciated :)

A structural engineer to tell you if your walls /openings can be changed would be the first on the ‘to call list ‘ then an independent designer to thrash out the design, with you involved all the way through… then shop around with those plans to get the best price for supply and or supply and install. Lastly if installation not included in supply price - find a well recommended installer - ideally one who can do the whole project at same time.

Hi Bernice, Congrats on your new kitchen ! Your new kitchen looks very nice. Very clean, simple, sleek design. Either #2 grey or #3 Cream would work nicely. The cream would make your kitchen feel lighter, brighter; it is very pretty, not bland at all. Since your ovens-side cabinets are already dark, maybe the grey would make the kitchen feel too dark and heavy ? #3 Cream would be my pick, given these 4 choices. :) ( For our recent remodel, I also went with either off-white or cream-ish for all the countertops -- kitchen and all the bathrooms :) From your idea books :) --

Hi guys, Leelee we are definitely doing the vintage bits on the wall. We actually have some vintage cereal boxes that we are planning on displaying on the shelves (filled with cereal of course)!. Sarainitaly - I'm investigating thenIkea planner but it's painful to work (or maybe it's just me!). Here's a pic of the walls totally painted green now. Think the shelves will look great along with some pictures dotted around. It's the cabinets now that will b a pain! BTW it was pure enthusiasm that stopped me waiting until the water heater came off the wall to paint - lol. I will have to paint the patch when it's off.

Thank you, Stan, for your advice. I was contemplating putting a similar light like yours above the cabinet, but decided I prefer lights on either side, as there is a lot of space which I'd like to fill a little. I will also put them on top of tiles, so another point to consider. The ones I had chosen only protrude 90 mm from the wall, so I wonder if they should protrude at least the same as the cabinet, which is 150 mm, to illuminate the face, when putting on make up or in general. Here is a picture of the lights I really liked...and another one in a room situation ( not my bathroom), but they are next to a mirror with minimal depth. I like them a lot, but am open to other options, just wondered about projection.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. A builder, the type that would do an extension etc, they will employ the nessesary trades at the right time. Ref load bearing walls, a structural engineer will tell you, and if they are and you want to change them theyll need to do the drawings to be supplied to builder, to ensure sufficient support is retained etc. Quick check you can do yourself is direction of wall vs joists, if they run in the same direction then it not load bearing, even if it is solid.

Ref disruption between rooms, a builder will arrange all as necessary, but at a kitchen will likely require bathroom floor to be lifted if you're doing anything with lights or sockets in kitchen. Hard to tell ref plumbing as depends what the set up is and how you want to change it, remember this can be supply of cold, supply of hot, waste and CH if you're wanting to shift radiators.

You will need a few different trades - structural engineers, designers, suppliers, builders etc. If you are moving structural walls you may need to apply for a license to alter, which you will need structural drawings for. There are companies like ours which will take care of all this for you as a 'design and build' project and manage all the different aspects and contractors. I would say design is the first step to take :)
