1920s house - open plan dilemma

Hi guys,

We’re 2/3 of the way through renovating our 1920’s house. Upstairs is done and we now have the ground floor to do. We don’t know whether to extend, squaring off the back of the house, or knock through the space we already have. Anyone able to share pics of knocking through and how the space looks? Floor plan and current pics for reference! The wall behind the sofa in pic 2 would be knocked down.. Please help, we’re going around in circles!

I've had a look at free offerings for floor planning software. It depends on the level you want to go to. Sweethome3D http://www.sweethome3d.com/ is truly free because it's open source (no fees if you want to draw more than one plan etc). I've found I can get reasonably detailed with it from layout perspective but I doubt it would be good enough for a drawings for a building permit (although I'm not certain of this). As a graphic designer you'll have an affinity for graphics software. If you want to be able to draw more detailed drawings Id take the time to learn Sketchup. I know some architects use this as their software of choice. I'm definitely with you @Jason Carter - the only way to really control your budget is to plan ahead and choose and price everything that you can think of before you break ground. Otherwise you're in a situation where you have to make quick compromises during the build which leads to mistakes etc. In my work we use requirements tracking tools. I think it would be really helpful to communicate to the contractors exactly what is going to go on in the room - why the extra outlets are there and in the position they're in. That way they have a deeper understanding of why the specs are the way they are and they don't make decisions that detract from the design - they might even come up with suggestions that support the ideas behind the designs.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Hi Emmeline. Have measured as best I could. The room is 9ft wide and 18ft long going right up to the bay window sill.Imagine you are standing in the doorway. The door opens inwards and to the left. The space between the open door frame and the wall perpendicular i.e. facing the bay window is approx 2ft. On that perpendicular wall are cubes for art work, a tv and a flat chrome edged gas fire. The fire is 1ft of the ground.. The cube unit is 2ft off the ground as is the tv. So not much space to play around with there. Still standing in the doorway on the wall to your right is a longish radiator. At a slight diaganonal opposite you is a window. Height from floor is 2ft6in. Length of window is 3ft Distance ofrom fire place wall to window is 8ft4in. . Distance from end of window to alcove wall of bay window is 3ft2in. There are two small alcove wall each 2ft6in in length. The bay window is a square shape rather than curved. The length is 4ft. Depth 3ft. Height 2ft.6in.from floor. We moved house recently so the furniture does not really fit the space. I would like to keep the sofa if possible. It is a standard shape with rounded arms and very comfortable. It is a 2 and 1/2 seater approx 5ft 8in long and 3ft high. In an ideal world I'd like 1920s 30s or mid century scandanavian. But would also like to keep the sofa. The only thing I can think of doing is put the sofa facing the fire and take it from there. What about a window seat which would also provide storage? If the sofa faces the fire what do I do with the rest of the room? Chair angled at small window... ottoman??? As for colours the room is painted chalk white. When you come in the front door ( 1930s with coloured glass) there is a curved polished plaster wall in burnt umber. So am thinking moss green, mustard i.e autumn colours a la Orla Kiely??? To put hob on kitchen island or not to put hob on kitchen island?

Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire
