Help with architect plans

I'm wondering if anyone can explain to me, in relation to architect plans what does FFL0, FFL1 & FFL2 mean?

Could you also tell me what it means where it says 'ridge 32.315'

I am trying to understand the plans for a development beside me and any help will be gratefully received, in particular I would like to know how high it is and any information you can give me from the photos, it's like a foreign language! many thanks

Hi, One of the possible plans is to block off the window and put tall units with eye level ovens, larder, fridge freezer etc. keep the sink run in a straight line with sink, dishwasher, pull out bin and in the island put in the hob with drawers underneath. Either put in ceiling mounted extractor or a downdraft depending on what stage of build you are at. Hope this helps, we are in Northern Ireland if you but do work throughout the uk. If you are worried about the hallway being dark why not have a fully glazed door into the open plan area at this bottom of the stairs. This would allow you to see straight through the house when you walk in the front door and make the hallway feel much brighter and less closed in?

Yes FFL means finished floor level. The ridge number denotes the height of the ridge (highest point of the roof) and will probably relate to a topographical survey of the site. It is probably in metres and you need to find where 0 is on the site to understand what the proposed height of the house is. Eg 0 may be at the bottom of a sloping garden and the house sits up at the top of the slope - eg the house may be 5m tall but the slope is 25m from bottom to top, making the ridge height 30m. Hope that makes sense?!

Actually I've just realised you can work out the proposed height of the house without knowing where 0 is on the topographical survey. Just subtract whatever number is shown at the lowest point of the house (FFL0 or any other number underneath that), from 32.315 (the highest ridge height). We can't see the whole plan so I don't know what number is shown at the very base of the house. It's a very tall house though - 3 storeys I think (FFL0 will be ground floor, FFL1 1st floor, FFL2 2nd floor)? I'm guessing it's somewhere around 10-12m tall from what we can see.
