Renovating Design Dilemma Kitchens

Extension Layout Advice

Hello, we have just been granted planning permission for a 4m single storey rear extension to our 3 bed semi. I am really struggling to decide on the best layout of where the kitchen, dining, living area and utility should be. I have attached 3 options. The 1st with a proper utility room as opposed to cupboard which I do prefer but then I'm torn between having the dining lounge or kitchen by the bifolds. Please can anyone advise (help me decide!) which option would be best. Thank You!

Personally i like the first one, maybe with a sliding door to the utility.

The utility is bigger (and possibly better sound insulation) and you won't get any glare on the tv. if i just wanted to sit and look at the garden I’d use the stools or dining chairs. If you have kids they could use the table for crafts, games etc in the brightest light

I’m not as keen on the last option as would prefer more natural light in the kitchen and you lose the view from front door to the garden and guests would need to walk through the utility to use the loo

I prefer kitchen on the left side wall, as I think the view would look much better on entering from your hallway.

How wide is it from left to right as I can't see any measurements. I'd say you need 6m width for this set up.

Hi there, my husband and I are embarking on a self-build and we're in the early stages - have sketches but not formal drawings from our architect. This is going to be a small starting point because we have a small budget, with plans for extension in the 5-10 year range. The site is in a rural part of Wicklow, so there's no traffic as such (I have seen this as a consideration in other posts :). The question I have is around the size of the kitchen, which you can see in the photo below. The house is on a two-level site, so the main entrance will be through a lower level, under the living area, and up through the stairs in the bottom right corner (marked Down). The kitchen is only 2x4m and I'm not even sure it really qualifies as "galley". I am looking for some guidance as to the placement of our appliances. We'd really like to have big fridge/freezer (XX in the drawing) and dishwasher (not currently in the drawing) in there (in addition to your standard hob/oven/sink). There is a dotted line for counter or island against the wall with the stove, but we think we probably won't have space for that in the current dimensions. There is an option to extend the entire house by 0.5-1m out towards the deck (make it "longer" but keep it the same width), and we'd likely give all of those gains to the kitchen - kind of stretch the inside of the house. However, this would really strain the budget and we may not be able to swing it. Do you think we can make do with the kitchen at the current size and have all those appliances? How would you suggest we lay them out? Thanks so much for you advice! Seems like the people on this site really have a wealth of knowledge :).

Hi Rebecca, Congratulations on your new home. I have quickly sketched out the floor plan of your room in 2D and 3D. For the first option I placed the 2 seater in the window alcove, however I dont know the height of the window so this may not work if it is a large window as you dont want the furniture to obscure the window. Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

design 1 but switch the kitchen to the left and dining table to the right so you can eat looking onto the garden
