Seeking any insight, advice or ideas for our home improvement plan

We would appreciate any insight, thoughts, advice or ideas from anyone who has design experience in this area, or who has done something fairly similar to their own property.We live in the upper level of a semi detached, three bedroom split level maisonette with its own front door and mid level roof terrace.

Our aim is to make our home work better for us, by adding a second bathroom and toilet to the largest bedroom, and by changing the down stairs layout into a modern open plan living space with a large kitchen dining room.

I have included some basic diagrams depicting the current layout of the property with photos, and examples of the layout improvements we are considering.

I think fire regs might mean that your open plan kitchen living space has to have a door to the stairs.

I think you also need to add some cupboards as there is not much storage. One of the most important cupboards is to house the washing machine as it’s important to insulate noisy washers from open plan areas.

Thanks for your comment, sound insulating cupboards for noisy kitchen appliances is something I hadn't even .considered.

Hi guys, Leelee we are definitely doing the vintage bits on the wall. We actually have some vintage cereal boxes that we are planning on displaying on the shelves (filled with cereal of course)!. Sarainitaly - I'm investigating thenIkea planner but it's painful to work (or maybe it's just me!). Here's a pic of the walls totally painted green now. Think the shelves will look great along with some pictures dotted around. It's the cabinets now that will b a pain! BTW it was pure enthusiasm that stopped me waiting until the water heater came off the wall to paint - lol. I will have to paint the patch when it's off.

Hi Lisa, nice sofa. I had a red sofa for 10 years and loved it ( though mine was fabric) I've changed the kitchen/ living room and it stuck out like a sore thumb. I gave in and put in a grey leather sectional one and I must say it's much easier to decorate around. Are you in Ireland? Have you heard of the 1933 company, they have very nice suites. Red makes a big statement! Just my 2 cents worth, good luck!

What about 6 massive pots? Two one either side of the bay windows and one on either side of the front door. (I too have a massive gray gravel drive way. Trying to plant through the gravel brings on a whole other set of challenges. Pots are just more practical, for me anyway.) I love those trees in the lawn area.:) And the green trim. Also, how would that bright area around the front door look painted a shade a bit closer to the color of the brick and stone areas?

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!
