Exteriors Smaller Homes Design Dilemma

To extend the house or improve the garden

Hi - I moved into a 1930s semi in January. Now trying to decide whether to extend the kitchen diner out into the already small garden - like so so many have done already - but there's only me and I don't need the space. Or do I just do up the garden instead? Thinking about which would be best for resale in the future. Any ideas??

Could you have a verandah so you’d have a roof and somewhere to keep outdoor furniture under then you can use it to eat outside when it’s warm.

Hi lots of different options and ideas going on. I had a similar wall and understand how mean it can be to little ones. I bought and put up the expanding wood trellis. This instantly covered the area at a very reasonable price. I then planted quick growing climbing plants. I'm not a great gardener so I cant remember what i had but ask at the garden centre they will advise you. But at least you have a barrier in place to minimize accidents.

If you take the wall down between the hall and front room you wont get any more furniture into it as it will still be a corridor. I say save your money here. Personally I would put a dining table in here. The back room with the stairs will make a lovely living room. I presume the upstairs is not big enough to put the bathroom up there. In the kitchen area I would put the bathroom in the sink area and then put the kitchen at the garden end so that you end up with a lighter kitchen and a bathroom with no window. Plus this way even though your kitchen will be small now you may be able to extend it later.

Thanks Jonathandb1972. That looks like a lovely layout I really like the open plan but our driveway around the house will come from the left side so that's why we had thought of addiing the extension to the right. I'm sure we could use your idea on the right side and it would still throw in plenty of light. Regarding the rooms: the long room to the right is the current kitchen which is currently very dark and cold, the small room behind this is the utility, the two rooms to the left of this are a front living room and back lounge. The rooms left of this are 4 bedrooms a bathroom, hotpress and outside toilet. Thanks again for all your suggestions.

The "L' shape which extends further on the right will give you marginally more light into it - but this depends on the design of the roof and glazing - which is vitally important to the end result. I would consider putting pocket doors from the lounge into the kitchen (keeping the size as is) to allow the afternoon sun to be seen from the kitchen. This space might be a better option for the playroom - depending on the age of your children etc. I would put kitchen on the right hand side. Could you put a door from hall into the bike store so you don't have to go through the kitchen? Consolation prize for this orientation is that the back right hand side of your rear garden will hold the Summer evening sun the longest - so thats where to put the BBQ!

If you don't need the extra space indoors, improve the garden so it becomes an outdoor room.
