Help please for garage conversion and rear extension

Hello,

We are getting a double garage conversion and rear extension done. The main push has been the lack of a downstairs toilet, a forever leaking conservatory and need for a groundfloor bedroom (ageing parents) with an easy to access toilet. We are budget constrained so not doing anything to the kitchen yet for which we are just opening up the wall to have a larg-ish hutch with a hob on the island.

While we are happy with the extension layout, we are still not convinced that this is the best use of the garage space. It does give us a bedroom and study that can be opened up for entertaining, but could the utility be better placed? Or any ideas to rehaul this space in a better way. Thank you!

I would revisit your plans, your extension isn't giving you usable areas as plan indicates wasted spaces
The proposal within the garage area doesn't flow or work well, its not thought out thoroughly

I don't believe you need an extension, just an adequate reassessment and redesign

For instance bedroom 1 isn't huge but has 2 sets of double doors which is crazy

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi Shelwal, Garden Rooms can be a good idea. You would get your extra room and depending on what you decide on ( size/style/final use etc), most can be built under permitted development rules, so no planning permission would be required. We build ours with Structurally Insulated Panels (SIP) panels, so they are quick to erect, cheap to heat and last forever. Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire

A visitor in the reception room has a house tour to get to the bathroom unless it going to bedroom 1 for a nap

I agree with cannonja, the space to have it all is there already. Here's an example:

Could squeeze in a separate loo (by changing the kitchen layout, or in the utility area), but make sure the shower room is suitable for elderly.

Fair points canonja & rinked.I really liked your layout rinked and it has made me think. We did start with this idea initially however, wanted a bigger kitchen. Hence move bathroom to the corner where it will also be an ensuite. The wall in the study is only in the design if we construct in phases leaving the garage bedroom out. That makes bedroom 1 much larger. I also recognise that there's lots of space in current kitchen so perhaps that could be used for the utility space!

Can there be s way to have the bathroom/ toilet elsewhere in the garage space? We are also installing s new megaflow system.

If you are going to go bigger I agree that the new living room in your plan is under used and I offer an alternative.

@cannonja for this one I used Gimp, a free Photoshop-ish software. I also use a very old Chief Architect. Got an autocad2000 course in school (interior building), but only use it for our own home renovation (more exact measures).
