Single Storey Extension - Roof design

Hi all

I'm building a 100m2 single storey side extension for my kitchen, dinning table, Family room. I'm going for a single storey as i already have 4 large bedroom upstairs

Due to the upstairs bathroom window and a roof light i will need a section of flat roof (Sect B-B). I'm a bit concerned on the depth of this section and possible issues in the future.

Are there any alternatives or do i have nothing to worry about?

I would also be worried as it’s likely that the gutters on the flat roof section will need cleaning at least once perhaps twice a year and it appears the access is through the bathroom window.

I think I would be building a contemporary flat roofed extension instead.

You could have an area of pitched roof at the front if you think that sits more comfortably with the frontage.

You could also put a full pitched roof on the extension which in turn gives you possible upstairs accommodation- and then have a skylight in the bathroom

Hopefully, you have investigated your existing building conditions. Have you consulted with a structural engineer as to whether the third floor framing can hold the additional live load and existing rafters can handle the changes as well as increased insulation depth? Have you talked to the building department to determine whether the available floor area based on ceiling height meets zoning requirements? Is access doable with a stairwell from the 2nd floor that meets fire and building codes? These are just a few questions that need to be asked. You should consider consulting with an architect face to face to expedite feedback that would be pertinent to your situation rather than asking us to give advice at arm's length.

Hi David, If you could provide photos of the property that would be very helpful. Also, as jonathandb1972 said, any plans would be greatly appreciated here, so there is something to work with. If no plans available, even a crude drawing will be useful to help visualise the layout. What style would you like to achieve? (contemporary, country etc.). You said you'd like the extension to incorporate your current kitchen. What else would you like to have there, as it is going to be 2 storeys extension? Bedroom with en-suite? If you provide more information I can create couple of ideabooks for you to start with.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. ' Decking design and new entrance'

We have been living here 2 years and desperately want to complete our home. We want to match a new extension onto the existing property. To the front on the left we want a single storey extension. This will have decking coming out of the patio doors , which will have a glass border and there will be sapce underneath for a an apartment. The idea is to wrap the decking to make our new entrance so that we can get rid of our ugly steps up to the house. Our question is how we match the look of the house with appropriate materials/glass/stone...? We are open to a very modern look and would appreciate to get some feedback. If anyone has done somthing similar we would love to see pictures.

It is not entirely clear wha the proposed construction is but if the flat roof is completely enclosed by up-stand walls then you will need a secondary roof drain and one of the drains will need to be overflow type. I think that two drains are now building regulations requirement anyway. An additional overflow through the pitched roof would give you peace of mind too, Cleaning and maintenance will be required in any case. Consult your building regulation consultant.

Your 3D model doesn't match up with the plans. I will assume that the flat portion is indented with raised pitch on three sides? The more complex the roof structure, the more likely it is to have problems further down the line.

With this particular setup if your drains did ever become fully blocked, you'd end up with a nice rooftop swimming pool!

One alternative would be to reduce the size of the bathroom window or change its shape (i.e. make it wider, but shallower). That would allow for the flat roof height to be raised. It would give you a much more impressive volume in the kitchen too.

Adjust the depth of the front roof to match the roof to rear and therefore with same roof pitch you can build a normal roof with valleys and avoid excessive costs
