Quirky ground floor layout help/ideas

Hi All, I’m in the process of buying a house but I’m not sure how best to use the unusual ground floor layout. I need a dining space and a place to work and was thinking of using the front room as an office space but not sure if that’s the best way and I’m going round in circles!! Any ideas or suggestions how best to get use out of the rooms would really help!! Thank you 😊

Hi Danielle,

What a brilliant blank canvas! I think you have a lot of options. I like the dining room being the study, depending on how noisy your family is, you could build a wall to separate it with a proper hallway from the door to the kitchen. Might also help to keep it warmer in winter.

The kitchen and extension is a brilliant space to play with that has not been used properly! The kitchen is a rat run which will get annoying quickly. The end wall will be supporting and perhaps the side wall too but it's worth investigating what is possible to get people to come in and turn right without having a looooong tunnel from the front door.
Whether it's a kitchen with island, whether the kitchen becomes a downstairs toilet and utility and a new door is made on the right....so many options.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

HI Keerthi, the project turned out well, apart from the main house, I built a 9m x 6m building which I split in 2. The front 4.5m x 6m area is used for pressuried water system, gas burner and a multi fuel burner all to one side and fuels to the other. The is a door going into rear of building the same size. Theres a 3m wide by 1.2m window to the back of the bulding looking out into the garden with a glass door to the side. Its a fabulous plastered games room and may be used as a music practice room at some stage. There is a 600m floored attic for storage. I didnt get any feedback off site but still get great ideas for finishes within Houzz. Regards

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi ! I think this house will benefit from from plenty of toy storage in the main family living space ( assuming this will be in the extension at rear ) as while little ones are so small they need to be in view - so perhaps you could design with this in mind and add a dedicated laundry room near the WC perhaps ? The current play room could maybe be used as a different function ? Do you need a guest room /study perhaps ? For when family members come to stay ? If so maybe the wc could be upgraded to a shower room ? There's lots of things you can do to make this work for you - just write a list of what could make your life easier now and for the next 5-10 years or so ... Some things will evolve or be ready to change by then - so being clever with your designing and planning now should put you in a good place further down the line too !! If this is something you need help with - hiring in a pro might be a good way of dealing with it - or alternatively put your wish list on here and see if you can get some fab ideas from the helpful Houzzers !!!

I agree that the location of the kitchen is problematic because you have to go through the kitchen to get to the main body of the house.

My first thoughts were to build a dividing wall between the hall and dining room and move the kitchen in there. However relocating the services and other factors may mean this is impractical.

Another, possibly easier, option might be to lift and shift the kitchen to the rear half of the lounge where the glass porch is. You would then have direct access into the garden from the kitchen with possibly an island between that and a dining table placed perpendicular to the window.The remainder of the room would serve as a living room.

The existing kitchen, having the services already in place, could be divided up into a small utility with a door into the relocated kitchen. The other portion, if space allows, could be a cloakroom accessed from the hall.

There still remains the problem of getting from the hall to the lounge. It would be tempting to fully open the dividing wall between the existing lounge and dining room but I think creating a separate room is better because, with a dividing wall separating it from the hall, you would have a separate room and the flexibility that comes with that.

When I said, if space allowed to install a cloakroom. My thoughts were to create a doorway into the internal dividing wall between the current kitchen and living room. This would in essence extend the hall into the existing kitchen with perhaps allowance left over for a cloakroom tucked in under the stairs.

Hello Danielle. I can understand why you brought it. A great house.

All these ideas depend on your budget, and do you have children, a partner? But also which way is north? Which is the lightest room ? As an office space when you are working and someone else wants to watch TV etc.. is annoying. Another picture so we see the alcove area and back window may help a bit more. It does look like the downstairs has been cut in two. Interesting.

Mmm... Some ideas

When you say a place to work how big a space? For example do you need filing and laptop space or more ?

1. The easiest thing to do is to just knock through the dinning area so that you have another way to get to the rest of the house. By getting rid of the kitchen door and knocking through to the dinning area will give an more open flow.

2. Do you need a door to the kitchen ? You may not use the door to the kitchen as if it is a direct route to put your groceries and from to the dining area.

3. Close off the kitchen, where the door is. That space under and around the stairs could be your work area. Then knock through the lounge wall to get to the rest of the house.

4. Still with the kitchen closed off opp the front door, knock through the dinning area making it your lounge, the alcove area make your office space and the lounge will be you dining area and possibly room for small comfy area too.

5. Knock down the wall with the extractor so making a dining kitchen area. The dinning area is your lounge. The lounge at the same side as the dining area could be your workspace, with room for a small breakfast area.

If you can, and budget dictates all these, you may need to live with it for a bit just to get used to how it works.

But the more I look at it I think it is the flow and sight lines. Once that has been solved you will have more options so I think its the dinning room wall.

I hope these ideas or combination of ideas are helpful. But most of all have fun with it making it your home.
