Layout dilemma for the rear extension

Dear All,
Have got some solid advise on here before hence asking for the community help one more time. We are completing on a purchase of a small detached Edwardian house which needs a rear extension. The extension we are after is ideally max 3m as we don’t want to eat into the garden that much but would also like to extend behind the garage too. Would we be able to include a playroom/guest room behind the garage plus a utility room with an outside access and a little shower room somewhere? Are we being unreasonable and asking for too much as the space isn’t huge? We prefer rooms to a completely open plan layout.
