Newbies wanting to get a Rear Extension, any advice is appreciated.

Hello to everyone,

We have a corner terraced house with a large rear and front garden. We are planning to get a rear extension to the rear of our garden as the kitchen is at the back of the house thus extending the original kitchen into an open plan with an addition of a dining area. The question is, we don’t know who we should get? An architect to get planning permission? Interior designer? Or builder?

I do apologise on how silly my question sounds as I really don‘t have a clue in this area of expertise. Thank you so much and for your time and advices ^^

It's not a silly question at all, at some point everyone is a newbie so never feel silly for asking questions :) You definitely first need an architect to draw the plans up which you can then take to different builders and get them to quote. The architect will also know whether you need planning permission or whether this would fall under permitted development. You definitely need these two people. From there it depends upon how much vision you have as to what you want as your builder will need to know things like where the radiators will go, where your kitchen sink will be etc. If you have no idea how you want to use the space, before getting a builder to quote, you may wish to go to a concept planner as they will be able to help you best figure out what you want from your extension and how to best utilise the space. Personally i have only ever used an architect and a structural engineer (and obviously builders) as I have always known exactly what I want but if you have no idea, a concept planner may be invaluable in avoiding costly mistakes down the line. Similarly if it is just a kitchen design you need, after the architect, you could forgo the concept planner and go straight to a kitchen shop to get them to plan this with you. It just depends upon how much help you need :)

Hi, you have a lovely home! I read through your thread, and I like Dar Eckarts suggestion above the best. I think because of the symmetry of it as an H shaped house is symmetrical, and it would also keep the space looking decorated but still open and uncluttered which is what an entrance should be. Sorry, but I don't care for the bookcase idea in an entrance. I also noticed the masks you have, and think it would be great to decorate the space using them as inspiration. Here is a photo to show you the kind of rug I think would work here.

Hi there, It's always difficult working out the best place for a fireplace and indeed a tv but what I would ask is why have you opted for an L-Shaped extension? Have you got lots of constraints on the land or the garden? Long and thin extensions can always be a problem as they lack the width to create nice spaces without bottle necks or furniture blocking circulation and people movement. One of the things you will have to think about is the venting or flue / chimney and then there's the regulations about the stove being a minimum distance away from combustible materials. It would be nice to be able to look at the burner while you're facing into the garden so maybe a wall on the patio side to break up the glass doors and then add more light in from above to make it a little cosier. Sometimes too much glass can feel / look cold. The TV is always a problem but I suggest again to possible mount it on a wall but remember if you have the screen facing all that glass you will get reflection problems. Maybe you need to make a feature wall out of slate or stone that would have the wood burning stove against it and the TV offset a little on the same wall. Then have your glass doors either side so when you're sat on your sofa you can see the garden / patio all while sat in front of your stove and viewing the tv. Its a difficult one all in all but if you have the opportunity to alter the L shape and make at least one leg of it slightly wider it may give you a better option for the burner, sofa and the cosiness without the feel of a long thin room with not many passing places. Just a couple of suggestions but as I can see the design brief or land size / constraints etc I might be a little off the mark. Cheers. Simon www.scdc.biz

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Hi all, I currently have an architects plan for a new rear extension. The architect has put it to tender with two builders. The first figure came in at €80,000. This outlined every single cost in a detailed report. Unfortunately it’s way above the budget i specified to the architect (€60,000). The second builder has come back with €60,000. I asked the architect for a price breakdown as before but his response was: “The contractor has agreed to do the revised works as per my tender drawings. He maintains that this is still very tight from his perspective. The figure therefore is a lump sum to cover all works.” My concern is that a) The job will go over budget b) the job won’t be completed to good quality. My question is how can I be guaranteed any of the above? I asked for a reference but I feel like the architect might just want this project closed and finished as we started discussions about this last year. Any advice or opinion is much appreciated.
