What are your thoughts on floorplan?

We have applied for a first floor side elevation extension that has been denied due to the orientation of the plot and the neighbours bedroom window.
We have now decided to keep our 3 bed detached as a 3 bedroom and continue with the ground floor only but renovate it and live in it for 5 years or so before moving on.
Budget for renovation including extension is £50k. House was purchased for £260k and has a ceiling value of £320k.
Most of the work apart from the foundations and bricklaying will be done DIY.
I would like some suggestions on the proposed layout and whether or not the downstairs works with having 3 bedrooms.
Any thoughts at all about my plan?

Here's what I've found after living in and visiting many tract homes- LR-13x18 FR-12x16 (and that they not be in the middle of the traffic flow pattern aka many tract homes post ww2 till about the late 50's) Kitchen (no eating area) 9x11 DR/Nook or other eating area 10x10 Entry-at least 3'6" wide 4' better Bedrooms (good design would at least provide 2 good bed walls aka no doors or windows in it) MBR-12x13 w/ at least 10 linear feet of closets All other bedrooms-10x10 with at least 5 linear ft of closets all closets 2' deep, Baths-5x8 but 5x9 better if fixtures lined up on one wall and tub/shower at end 7x8 and 8x8 with the tub/shower fully accessible if it's 5 ft long 6x8 if it's a 3' shower (fixtures lined up on 2 opposite walls). If you look and many floor plans the best ones will have all of this. Note that square footage does not have to be a lot-ciculation/flow between rooms helps this.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

I love the cabin in the woods, its a intimate setting where you are drawn to the outside whilst keeping snug indoors. The use of fabrics sets it apart from the usual cold designs of other modern rooms. The attention detail in the selection of furniture pieces keeps it modern yet functional.

Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build

I wouldn't go through the hassle of spending £50K (which will probably end up more!) to then possibly just maybe get my money back. I'd rather move on now. Have you considered that?

Yeah considered it but only been in the house for a year and we have spent this time trying to get planning through to no success. The house is in need of complete renovation. We bought it as a project and want to see it through and live in it for a few years but not over spend... which is why we have down sized our initial proposal to get something which lends its self to our lifestyle and for not too much time and money.

And to buy something similar would cost us £300k, we got this cheap
