Change of ground floor Layout, help

last month

Hello, I am thinking about changing my ground floor in order to create a study on the side of the current living room. Any suggestions for the ideal layout will be most appreciated. Please see current floor plan below. The current dimensions of the living room are 13'0 x 19'6 (if bay window area is included then 13'0 x 22'6).

simplest option to me would be to put a desk in the bay. Do you want want a partitioned off space?

Thank you Wumi. Ideally I would like two separate rooms as working in there with the kids watching TV is often difficult.

I love colors and most of your plan sounds fun and great but...that paint color looks very purplish and i would say maybe go lighter, more grey tone. Be cautious.

Take out sofa, use beanbags and those blow up seats for their friends. Coloured rugs for tumbling and crawling on. Supersoft teddy bear blankets so they can curl up. Add in one of those soft blanket boxes for toy storage and so you have somewhere soft to perch when you are with them. Paper half way up the wall in the wall paper that kids can draw on, so they can decorate in whatever colour they like and you won't mind. A childs lift up desk, bookcase and some crazy lamps in weird colours. Then close the door, collapse on the sofa that you have moved, breathe a sigh of relief and thank your lucky stars that you have another room for the kids to go to. (Grab wine and pretend they aren't yours for half an hour! ;-) )

Downstairs extension layout

I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. I would add bifold doors if possible along the back wall of the dining room to make it feel even bigger. Hope this helps

You could partition this room off, but you'd lose light from the bay. Maybe something like this?

Stud wall with glazed double pocket doors. For privacy you could pop some static window film on the glazed units. It would allow some light to still bleed into the living room (hopefully) and give you the privacy you need.

I agree with Wumi. This is the most cost effective and most easily reversible solution. A few years down the line you may not want an office. A friend has a similar set up but on the first floor, bedrooms are on the ground. There is plenty of light flooding the living room and when the internal doors are shut he cannot hear the din in the living room.

consider how much you use the utility room. A clever but simple addition of a pull down desk top over appliances with integrated wall cupboards for files etc.
