Change of floor plan to maximise space with a possible 4th bed added

Hi, we are currently in a 3 bed detached house. We have though about extending the house at the back, but then wondered if we have options without having to extend. We wondered about a possibility of putting a 4th bedroom above the garage and opening up the kitchen /diner. The conservatory is useless so we though about taking that down, due to it being too hot in the summer and too cold in the winter.we are very open to any suggestion as we just see what best. We have friends with the same house, they have converted their loft but it’s very small and taken up a lot of storage space.

The most basic solution I can think of is you could perhaps knock through the airing cupboard to create a corridor to the proposed bedroom above the garage.

I’ve definitely seen it done. A friend of mine has a long bedroom and en-suite over the entire footprint of his garage. Though you’d have to check whether that’s structurally feasible.

As @keiblem suggested a corridor through airing cupboard seems the simplest option. Personally, I’d sacrifice some of bedroom 2 to create a proper landing rather than a corridor of doors. Easier to get furnishing in rooms and maybe a nice sideboard and mirror.

Downstairs I would move the toilet along the wall, again to create a better entrance hall for outdoor wear storage and allow for some furnishing (mirror, console, coat rack).

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.
