Office playroom combo

Hi all,
Completely stuck. Essentially I am trying to create an office/living space/playroom combo. I have twin toddlers and run a business, they come in to work with me, and I need a space that will work for us all. The red door is the main access, and the pink areas are windows and a set of double doors. Partition walls, half walls etc are options.
Things that are needed -

A work space for myself, and ideally another desk with access from my own where I can take meetings with employees.
Making the door less accessible for small people, there is a baby gate there already - but it makes me uncomfortable at the moment as they are next to the door in a large playpen and my desk is over by the farthest window. I also can’t see them without turning around, which is difficult.
A sofa and TV so that small people can settle and watch their favourite show if I need a moment.

Currently we occupy the largest space with the main door for access. But we are taking on the new space with the double doors next week, so it’s an option for creating a larger space overall.
Having them just in this space on their own whilst I work next door isn’t an option yet as they are too young, although it will work when they are bigger for sure.

Please help 😩

Could you provide measurements? That will help others know how big your space is and help plan accordingly.

I love the reading nook, too. We had one in our old house, we called it our "Harry Potter cupboard" and the kids' toys had a home there. Love the open shelf idea, could also do floating shelves, drawer seating with a cushion (drawers giving storage) for the reading nook...oh the possibilities are such fun!

If you are going to do this - make sure the bedrooms have plenty of wardrobe space etc - don't scrimp ! Ideally every woman wants at least double the wardrobe space she already has !! And a walk-in wardrobe / dressing room is something that would earn any developer brownie points !! So if you have the space ... Use it well !! Breakfast areas in morning sunshine work well and evening sun in the lounge is good - inside outside fireplaces can work really well and everybody needs storage for summer /winter stuff (ski /scuba /suitcases etc ) so worth adding in storage somewhere accessible (like utility room ) for that sort of gear too ! This is an awesome opportunity for you ! Have fun !!!

Hi all. I was wondering if anyone had any advice on my house plan. For the upstairs I plan on taking the bath out of the main bathroom and putting it in my ensuite, also will put the wardrobes on both sides of the wall walking in. I have a large family so all the rooms are needed. I just sold out last home and this one has only 2 extra rooms, the office and the sun room so I know what we need. The playroom will turn into a den when the kids get older. The office will double as a spare room as we don't live near our families so they visit regularly. Iv went back to my architect and had multiple changes but I still feel its not right. If anyone has any advice it would be much appreciated, thanks

These pictures are great, we will definitely do something with the small garden but I was thinking that the entrance floor which currently holds two living rooms will never be used unless we change this to the kitchen / living area as this is currently where we spend all our time. We could still have a small kitchenette in the basement next to the large sitting room to sit out on a nice day but otherwise I feel we will spend all our time on the entrance floor / first floor

Yes sure. Roughly 7m long and 6m wide for the first space, and about 5m x 4m for the smaller space through the double doors

Balancing work and family can be tricky, especially twin toddlers! I take my hat off to you.

You have an amazing space to work with here. My suggestion would be to move your office space into the smaller area and knock down the wall joining the two rooms or add sliding doors so they can be open while the kids are around but can also be shut for privacy if needed.

You have so many options when it come to the lay out of you furnishings in the play area, but I would suggest keeping the tv on a wall as little hangs can easily knock down tv units, and I am sure protecting them is your main priority.
