Advice New layout !!

Hello community's,

I would love some advice/opinions on changing the internal layout of the flat.

My original thoughts is to make a proper bedroom in the flat. As today, see actual layout. It's better than thousand words.

I would like a proper kitchen aera, proper bedroom, proper living room even it is smal, proper bathroom

I'm very happy to move walls, change boiler aera (= storage),

I'm keen to add value to the property but not blow the bank!

Please, do you not hesitate to request more details

Am thinking that the doors into the corridor and bath are taking up valuable floor space, leaving the corridor an underutilized space. If they could be switched to a slider, barn style door you could use the space maybe as dressing space with wall hugging shoe storage or if there is enough depth - add a closet. The front entry is a space which isn't doing double duty, if it doesn't compromise the entry door and heating, the wall between the entry and bed space could be taken down (with proper consideration to the construction), giving another area to work with.

If you are going gang busters and looking to do more than just tweek, I would consider swapping the kitchen to the bathroom / closet area so that the living/ kitchen are what you enter into. You could then make more use of the entry area. The bathroom moves to the kitchen, so the bed/ bath are not walked through and are set at the 'rear'

If you look at the space as two halves. From the door you could walk into an open plan living through to dining then kitchen along the back wall. The right half could be your bedroom and bathroom with ample space for storage running the full width between the two. Are they the only windows? If yes I would be tempted to have the bedroom to the rear with the window. The corridor and closet might just be ample for a shower, basin and toilet leaving you with a good sized bedroom. Pocket doors are a good idea if space is limited especially into the bathroom.Could you move the boiler into the generous sized hall? Much depends on supporting walls and plumbing.

to add, this was original layout. I was worried kitchen would not get much light in mornings. the house is actually Northeast facing. what you prefer it any other options.

Months of thinking about this layout and this is where we are at. I spoke with numerous kitchen makers and this is the best I have come up with for our open plan design. The space is 10.16m x 5.8m with a vaulted hip ceiling. Please give me your thoughts on this? is it functional? what could I/should I change?

I think introducing an angled wall will not give you anything other than something a bit different. We have this in our house and it is difficult re positioning of furniture etc. You are also limiting what you can do it the kitchen, ie removing a wall of presses or increasing the cost of having custom made to fit! You have lots of space so I would leave that as it is. I dont know if you have kids, but think about how you will use this open plan space as they get older and you need more privacy! In relation to upstairs I like the idea of the Jack and jill but prefer the layout of the master bedrooms in the original. That is a really big dressing room compared to the size of the bedroom, but if this is what you wanted go for it!

Hi Rebecca, Congratulations on your new home. I have quickly sketched out the floor plan of your room in 2D and 3D. For the first option I placed the 2 seater in the window alcove, however I dont know the height of the window so this may not work if it is a large window as you dont want the furniture to obscure the window. I hope this helps :)

I agree with keiblem. Living-kitchen on the left and bedroom/bathroom on the right. It makes the best use of the windows and floorspace. You could make the entrance a utility room, move the boiler and fuse box (if possible) and have space for laundry, coats, outdoor wear and shoes.
