Building a Home Renovating Design Dilemma

Advice on completely renovating an existing home.

I am looking to SELL MY HOUSE AND purchase a detached house MORTGAGE FREE that is very dated. I am looking for advice. How do I go about getting an architect involved, drawing layouts and hiring contractors? I need a step by step process and advice on getting a loan specifically for RENOVATIONS AND CHANGING THE FLOOR PLAN. Are they different to a normal loan? To all the daisies, I'm not completely stupid. I cannot BUY my perfect 4 bedroom house with land because I live RURALLY and houses are few and far between so I PERSONALLY would love advice from others who have completely changed their existing home to suit their families needs.I felt I had to explain my personal circumstances and thought process after being rudely spoken to like I'm some imbecile and not a 30 year old professional with 3 degrees and full time teaching job 🙄🙄

Oh dear 😂. Just to clarify ... I wasn’t being rude. I was purely pointing out to you that if you didn’t even know how find a contractor and get a loan you may be taking on more than you can cope with.

You may have a degree (I also have letters after my name) but understanding property aspects is not the same as teaching.

I would still do an island. You have the space. I hate having my stove against the wall. You get boxed in and forget about two people working at once. How about stove in island, fridge all the way down to the right? You don't want the fridge to interrupt work space. You will end up w two too-small spaces instead of one nice functional one. We had an island with a downdraft Jenn-air stove-worked quite well for most needs.

Thanks Jonathandb1972. That looks like a lovely layout I really like the open plan but our driveway around the house will come from the left side so that's why we had thought of addiing the extension to the right. I'm sure we could use your idea on the right side and it would still throw in plenty of light. Regarding the rooms: the long room to the right is the current kitchen which is currently very dark and cold, the small room behind this is the utility, the two rooms to the left of this are a front living room and back lounge. The rooms left of this are 4 bedrooms a bathroom, hotpress and outside toilet. Thanks again for all your suggestions.

This might sound a bit like being on the fence given the advice you've had already... How about a mid to dark grey ( less contrast than black), RAL 7022 is a favourite of mine (warmer grey), or look at a green grey, as something that will have the colour of the olive, with a good amount of contrast against the white render, (you won't have the warm rich colours of the brickwork as in the photos above (which the olive looks good against)). If you are painting the timber windows you would do well to look at microporous opaque stains to reduce your on-going maintenance. A benefit of aluclad composite windows is colour outside can be factory supplied different to the interior finish. Hope this might help. Regards, Nick

I saw the earlier post and I also thought that it sounded like you had bitten off more than you could chew from what you had written. I think Daisys reply on this new post is quite gracious given how you have presented your dilemma.

Separately I think if you want to buy a run down house but are inexperienced you should have a full survey done to ensure you haven’t missed any costly repairs.

Then get a plan for everything you want to do to it. Consider getting a designer or concept planner on board to get a plan that is right for you.

Then you need to consider budget- get your builder to quote for a fixed price contract to ensure there are no surprises. As Nest have stated there are also services for budgeting. It would make sense to find a full service from the builder- ie where they instruct and manage the trades so you only have one person to deal with. You might also research the cost of flooring, lighting, kitchens, wardrobes etc so you know how much the finishing jobs will be.

How you fund this is up to you - if you total the cost of renovations they might well exceed what is available with unsecured loans (like you would take out to buy a car). Instead you might find a mortgage is the easiest and most cost effective route.

Would suggest getting a small mortgage on the house (value of the renovations) you are buying and use the cash from your sale to do the renovations. May be a cheaper interest rate as well at the moment than another type of loan. Much simpler and not needing approval from the bank on what you can and can't do and awaiting them to give you the payments in installments to your builder.
