Small bathroom, extend into spare bedroom?

Hi all,


We have just got the keys to our new house. Its a huge project and the first time we have done something like this.


The upstairs bathroom is very small and as I do like to have a bath I am looking at solutions on how to make the bathroom bigger. The current bath/space for the bath is very small and I would like to have a larger bath.


The two solutions I have thought of are -

A. Swap the bathroom and the smallest bedroom around, this is on the other side of the house. I have not spoke to a builder about this yet but I imagine it will be costly to move the waste pipe and plumbing and potentially not even possible.


B. Extend the bathroom into the bedroom. We are currently thinking this will be our spare bedroom. I have marked on the floorplan where the boiler is and as we are ripping out all of those cupboards ideally if we went with this option we would move the boiler over to that side of the room too (again do not know if this is costly). If we did go with this option we would have a strange hallway into the bedroom also.


Any advice or other solutions would be so gratefully received. Thank you.
