Floor plan advice - poll

Hi,

I’m redesigning my bungalow and am interested in what people think.

There’s a drive down one side, leading to a detached garage, and a metre-wide path down the other side. There are gardens to the front and back. The house faces south. The best views are to the front and back, with no views really on the sides. The plot slopes down to the drive side.

I’ve attached the current floor plan below. The kitchen is quite dark and feels cut off from the rest of the bungalow.

I would prefer to extend at the back of the bungalow rather than on the side, as I want to keep access to the garage. Also I am on a budget and building foundations on the drive is likely to be expensive due to the slope of the site.

I am thinking of 2 options:

Option A: The bedrooms stay at the back and kitchen on the side with a back door opening onto the side path. I’d knock through from the kitchen to the dining area. The dining and living areas would be semi open plan with a room divider/ double-sided fireplace.

Option B: The kitchen/ dining area would be moved to the back of the house. The second bedroom would be moved to the front.

Which layout do you prefer? Or would you redo the layout in a different way entirely?

Any suggestions or advice would be welcome.

Personally I like waking up to morning sun and spending day in a living area with sun so A ( second option ) works for that in my opinion.

Between the two, I like A with the bedrooms towards the back keeping them a little more private. It ultimately depends on your preference, and if you like the idea of your kitchen/diner with direct access/views of the garden?

In option A, I would probably look at putting the kitchen at the front to make the most of the light and moving the dining room to the darkest room. Again, it comes down to personal preference and if you prefer having more of lounge/diner at the front. It would keep costs down keeping the kitchen where it currently is.

Hello Debbie, Why not give a company like Opopsi a call.. They may be able to print something bespoke for you.. They also do canvases or Mural type.. I have not used them as yet but I think they could help.. I would say no to borders and maybe consider a wallpaper idea.. I think they do that too! Maybe you could even consider a more bespoke arrangement rather than lots and lots of photo's some could be overlapped or semi transparent so you get the effect of double exposures but with different images.. So it's more creative than a tile effect.. .. : ))

Hi Gilluan I think either could work but it depends on the layout of your new room. if there is a distinct divide between the two spaces then you can separate the floor coverings. It certainly makes the living area feel warmer and more cosy if you have wooden flooring in that space. Equally a tiled floor is far more practical in a kitchen. hi there looking for advice for new kitchen floor 70s bungalow refurb - large open plan kitchen / living room - house is built on concrete slab and architect has included lots of large windows as kitchen end is south / southwest facing. read that dark colour in either polished concrete or natural stone carpet would gain most thermal mass gain energy wise (other than dark tiles which we want to stay away from) any thoughts advice would be appreciated! thanks

hi all, i'm finalising floor plans for single storey new build. We like the layout generally but there are a few niggling things that we need advice on. 1. The sliding door /patio doors are in the family room- there is no door out from kitchen. Would people recommend having this in Kitchen OR Leaving it as is in the family room. 2. The hotpress /linen store size? is it too small? and also it's position accessing through utility. would people recommend this or not? 3. The exterior look has a mono pitch roof on the kitchen diner family room- would people recommend full height in kitchen diner and then reduce for family room? or vice versa. 4. The width of the kitchen family diner is 4.8m- is this enough to allow for island or should we consider going to 5m deep? 5. In general the house is North facing, do people feel that we are maximising light through use of windows and position of living areas? ( that's v general question-but i feel more could be done) I'd appreciate all opinions advice as I really don't want to make any obvious mistakes that I'll regret. thanks very much.

Thanks very much for your comments. Agree it would keep costs down keeping the kitchen on the side it is now, and I like the bedrooms being more private at the back. In option A I have considered swapping the kitchen and dining around so the kitchen is in the lighter part of the house. An alternative could be to put a skylight in the kitchen - could do at a later date too to keep the costs under control.
