Side infill for a kitchen in a small Victorian terrace house- ideas?

We would like to add a small side infilled (side return) extension with pitched glazed roof and French doors/sliding door to the current kitchen for a bit more space. We would also knock into the small living room area to open up the layout.

We are not sure how best to plan the kitchen unit layout to keep the space bright while having a cosy dining area. Ideally we would like to not have any upper units on the wall, just lower. We have no experience on this and are still to get drawings prepared so any ideas are appreciated! Thank you :)

I would cover all that empty space, use sliding doors across the wall to the garden. The kitchen could go across the wall on the left. You could even have a kitchen island! The dining table would look great to the right of the island and the living area could be where the current table is now. It would look awesome with a coffee table and rug!

Is it just the yellow square that’s being filled in with the extension? If so I think what you have is pretty good - there’s not really space to do much else I think! If you were desperate for an island you could replace the cabinets on the right with a large island instead (and just have one set of cupboards against the wall). I think that would probably end up with slightly less storage overall though so your suggestion might be more practical.

My 2¢ worth: first of all replace the dark blinds with translucent cordless single cell blinds in ivory or off-white--they let light through and provide privacy + some insulation from cold or heat. Clean, crisp look.That alone will brighten up this space. #2: clear the counterspace!--so much clutter! Where to put all these appliances that get little daily use? Get yourself a ss 24x20 or larger cart on wheels (see Amazon.com--Seville classic ss cart) and store little used, bulky appliances on its shelves--and roll the cart into a nearby coat closet--out of sight and way-- to be wheeled back when needed or individually carried back as needed. 3#gorgeous blue tiled walls.Don't touch them. #4:Walls: keep as is if off-white--not same as trim white white.Just a fresh coat needed.To make it "disappear," paint the radiator the same color as the wall behind it. #5Keep the white trim white--looks bright and clean.Keep kitchen door white. You might want to stop here and make no further changes #6Cabinets: I like Gast pic above on right, but too much blue for your blue-tiled kitchen...IMO. I'd go cooler and lighter...consider the light gray of the beadboard in the Gast pic above right. Beautiful hue. Don't go for the white white everyone clamors for these days.Too stark for your kitchen and too contrasty with the blue tile, too country kitchenish. #7. cabinet hardware: Look like glass knobs in pics. Go for knobs/pulls like in the Gast pic above--or similar in pewter or ss, my preference. Those "modern" ss bar handles don't work with your cabinets. #8 the round table is not a good fit against the wall. Get a small sq or rectangular ss or butcherblock-top table for that spot. Chop off the top tier of your chairs to shorten....and match their tops as they are now so's won't appear to take up so much visual space and still remain comfy--don't replace w/ uncomfortable stools.Keep white. #9. Do away with wood valance over sink window.Too country. #10 Countertops--solid color Corian type or laminate--depends on budget--don't want busy stone textures of quartz, etc. Consider a medium value cool gray. (Or maple butcherblock?). Can't see color/texture of floor.... hope some of this helps. Good luck! lisianthus' pic tho nice is too busy-cutesy for your minimalist aims IMO

Thanks for the feedback, we had something similar in mind. Would you suggest bringing the door out to the front? What about the windows either side, we would think about replacing maybe in a different colour, possibly grey, and add some cedar cladding to the house front and paint walls grey. We are also toying with the idea of bring double doors out to the front with arclight over head and then to add coving around the windows with arc that mirrors the arc light to try and soften the whole angular look to to the front. Loft or side return??

Three bedrooms will always be worth more than 2. If there is enough headroom I would take loft stairs up above the main staircase - from the cupboard position. Leave a landing and corridor to the bathroom and partition off a tiny bedroom/nursery/study. A lot depends on which way your roof is pitched. I would get a few loft companies in to tell you what is possible within a limited budget. If and when you get the money it might be possible to close the existing back door and refigure the kitchen units to allow a lobby and door opening out toilet and use the toilet door as your back door. A downstairs toilet is heaven sent when you have children!

It looks very good James. Even though as you say it was a clients design build, it works fine. Once the Island has stools it will fill it out better. Has that naked look at the moment. The position of the wine rack might cause issues but overall it looks like a really clean and fresh kitchen. Plenty of natural light and the colours compliment each other. The extractor is a nice feature too. Everyone has different opinions as I see on here but if the client is happy with it then job done. Looks really well fitted too.....well done :)

Before you do anything else have a chat with your local planners. ( A word with the duty officer will usually do ) if you are in a terrace then you need to check where next door's window to the dining room is located. Most likely exactly as your window. Then check with the planners how they are applying the 45 degree rule which is a line striking out from the midpoint, or third point , from the window to a habitable room. If your extension goes passed this line, and potentially blocks the view of your neighbour then you have a problem. Often you are ok on the ground floor ( depending how the local planners follow the guidance - hence the need to check first) . Many acknowledge that we need more living space but they will be then be difficult on any first floor extension. For peace of mind check first . This happened in one we are monitoring in Brighton for instance. Then you can enjoy working on that extra space - Good luck.

rather than dividing up the space with a peninsula, I would look at a straight run along both walls with a large family dining table down the centre. this will link the space together and create a family kitchen with lots of prep space with everyone enjoying the views. if you make the table twice as long as the seats you need, you can cook on the table at one end and use the other to eat, homework, games.... and still have space for guests if you do need the longer table. Alternatively have a look at island tables where they link together (designed so you can push the table against the side) but the height might block the view for the people sitting down.

Thanks Emily! Yes that is what we are now thinking, more along the lines of a wide galley kitchen with table at dining room end. And a pocket door into the living room. Just hope the kitchen wouldn’t be too wide. Not into the idea of an island as I think the space wouldn’t be best used this way. Ideally would have the table by the garden doors but realistically this would put the kitchen too close to the front door and might seem strange!
Want to use low cabinets and the same wooden flooring throughout the full ground floor to get a nice flow.
Any suggestions of structural engineers that could give a creative input would be great!

to avoid the kitchen being annoyingly wide, you just need to ensure you've got good zoning so you're not running around constantly.

If you wanted the dining area close to the garden, you'd have a single run and island to create a corridor from the front door to the garden and they wouldn't look odd at all.

love the pocket doors and wooden flooring throughout.
