average cost of bifolds

how much would a 4m aluminium bifold cost to be installed in UK, (Cambridgshire area) but a general cost would be great
To include
-planning permission
structural engineering calcs
-New RSJ
-supply and fit
-labour
-waste removal

The company you buy the doors from, they generally like to install them for your warranty.

That company will not do your planning permission, or make the opening and install rsj.

You probably can get a company that will do the lot for you, but that wouldnt be the norm.

A builder will do the opening and create space for the doors, and the size of space will be agreed on with the company. The company that we bought our doors from wanted the space opened first then they made the doors to fit the space, that way there is no error.

Some builders do have someone who can do the planning application but many don't.

We got a designer to draw the plans for planning permission, we had a structural engineer to create the calculations for the sizes of beams etc needed and this went to planning too. The builder created the opening and installed beam, then the door company came out to install the doors.

So, 4 different services.

Our doors are 3.4m wide - cost £4500 including installation.

Our builder created the opening and installed the rsj as part of a big renovation so I cannot give a rough number for that part - prob £1500-£2000?

Planning application and structural drawings - together about £1000?

So as a rough total for 4m.... £8500 perhaps?

East Kent Eco - again thank you for your input. As a pro I wonder if you could offer your thoughts on a couple of scenarios 1 - Leave bath where it is - what would be involved in moving the shower 4-6 inches to the centre of the bath? I did consider the P shaped bath and will consider your suggestion for a shorter bath to allow room for the toilet, but I currently had to put in a door stop to protect the shower door from the entrance door handle and I would be concerned about a rounded door being even closer. If I left the bath where it is I have a couple of options, turning the toilet and cistern 90 degrees to the adjoining wall - see above for the considerations there, or I have also considered switching the toilet and sink. I would put the sink facing the wall where the cistern currently is have a large-ish vanity from the base of the bath to the wall, and the if the toilet was where the sink is it would not interfere with the doors for the hot press as the seat would be considerably lower than the sink is currently thus giving me the better access I want. In this scenario the main issue for me would be the toilet would be facing the entrance door, a bit unsightly but if it gave me the space I want I think I could live with the compromise. 2 - A bit more involved, but I have also considered moving the bath sideways along the short length of the room, shower end over the space where the cistern is currently and moving the sink and toilet to the space where the bath is currently. I think this would allow me room for a vanity and maybe also a tall storage cupboard for the towels and linens currently in the hot press. The obvious concern with this is the shower spray in the direction of the hot press, if I got the storage I needed elsewhere in the bathroom I wouldn't be concerned about those getting wet, but would want to ensure I don't end up with a leak over the stairs. Access would also be an issue if repairs were required for the shower pump or the hot water system. You would have to step into the bath to gain access. Is there a solution to waterproof the cupboard?

Laminate flooring widths?

The sizes you mentioned for the flooring: 11mm or 8mm are not "widths" of the plank. It is the THICKNESS of the plank. Technically the thicker the laminate the "nicer" the laminate. Small rooms do well with lighter flooring. And please do not use laminate in the kitchen. It won't survive for very long. If you are going to do it, please purchase enough laminate to REMOVE AND REPLACE the kitchen TWICE. That way you can have the same floor throughout the house even if the kitchen is severely damaged....and the potential is VERY high that laminate in a kitchen will NOT survive a rental situation. Remember: in a rental, the life of a floor = 7 years on average. Laminate in a kitchen averages 3 years. That's why you want to buy enough laminate to install the kitchen TWICE....it's the only way you can get it to "live" for the full 7 years. Have fun.

Hi Fellow Houzzers, Question to everyone on here, especially Ireland, what is the average cost of building a neat sized 3 bedroom house Vs getting a handy fixer upper and putting money into it. I'm not sure of all the hidden costs and being honest not many places are willing to give much advice without charging for said advice as well Help! Any advice would be much appreciated

A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.

6 weeks was the timeframe. The opening/Rsj was the first thing the builders done. It was all boarded up, but we also blocked off that room completely from the rest of the house so we had no draughts or anything.
