How to make this space work... help please!

Hi there! I'm buying a bungalow, here's the current floor plan. I want to make the bathroom and kitchen bigger. The kitchen is currently a galley kitchen but i'd love it to feel more open - brighter and bigger. Looking to move some walls and doors around to make the space flow better and feel contemporary. Love the idea of an open plan kitchen dining room lounge area. Any ideas on how i can make this work? Thanks in advance

Hi! To make the bathroom bigger, you could have two options. 1) If the cupboard I see on the plan is an actual cupboard and not the space for a boiler, you could move the bedroom door in the hallway and move the bathroom door after the cupboard. Then you can break the cupboard and open the space basically. Or 2) You could do an extension in the patio, which means you could move the kitchen in the patio, open the dining room wall and have an open plan kitchen diner maybe? In that case, the bathroom can be extended where the original kitchen was. I'm expecting you to have a garden after the patio? If you don't have a garden there, you can't extend though! Because the extension would eat up all the outside space! Also, this option is quite expensive! Or, for a bigger kitchen, you can make it easily feel bigger by opening it to the living room, and maybe install a kitchen island there. I'm happy to help you more if you need more advice! Put in a few French drains where you dig a ditch and fill it with crushed rock to help the water drain. In low spots put in some drains [http://www.homedepot.com/p/Tuf-Tite-16-in-2-Hole-Drain-Sump-with-Grate-and-Seals-2HDS-4/203463511] with pipe running to the French drain. You might also need to bring in 10 yards of top soil along with some sand to raise your yard a bit as you're probably right at the water table level. We've had to do all this as we live in the Pacific Northwest in a reclaimed marsh [a nice word for a swamp] where we hit the water table if we dig down 3". We had to put down about 10 yards of top soil along with some sand to raise our back yard. We also dug a French drain along the back to connect to the associations drainage pipes through the neighborhood. My husband has put in at least 3 of the drains in strategic locations around the yard to help drain off the excess water. Our yard isn't perfect, but it isn't the swamp it was the first couple of years we were here. We have to apply moss killer every spring or it takes over the yard. My husband also puts down lime to soften the soil, and help the water drain easier. He and a friend rent an aerator every summer and do both our yards to help with the drainage as well.

If you want a bigger kitchen and bathroom you with have to extend or steel the room from another space. Are you happy to make any of the other rooms smaller?

I'm not sure how your entrance hall doors work - but something like this might be worth playing with/working through?

Challenges with the light into the living room if theres a kitchen in the existing patio area, or perhaps the kitchen goes where the living room is and the extension is living room?

Hello. I think there are a fair few options here so you are probably best looking for a layout package with a concept planner who can give you a few options for space - giving you some options to consider and to see what is possible. When I create these, I use your plans to create 2D and then 3D plans so you can get a real feel for space - it's often much easier to understand the space in 3D.

For me personally, I would start by moving the bedroom door into the hallway, so the bedrooms entrances are opposite each other. I would add the door to the open-plan space ( as above) opposite the main front door to maximise those spaces and keep the bedroom area contained.

You could then increase the bathroom slightly to add a shower in and create an open plan area with the rest. Or you could move the bathroom entirely to then keep the larger open plan area looking on to the patio. As concept planners, I usually look at a lot of detail to create your plans - for example how big does your kitchen need to be? what is missing from the bathroom now? Where does the plumbing run and what walls can be removed? How do you use the space?

We look at all this and more to enable us to design three layouts for your space that work for you with your budget and with the property. Best of luck.
