Possible Extensions and renovations

Hi I hope someone here can help. There is a house I am interested in but only if I can can make an extension to the kitchen, add an ensuite and walk in wardrobe to main bedroom and make the downstairs WC bigger. I would also like to add a playroom and utility underneath the kitchen (it currently has storage areas and outside stairs going to the garden). Is this possible at all and roughly how much would it cost thanks

My honest opinion is to keep looking ... unless the location of this one is remarkable, I’d discount it.

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

What direction is it facing? that will have a huge bearing on the layout. I also would question the large Living area in addition to the family room. 1700 is perfectly adequate for a bathroom but another 100mm in width would be better.

Hi 👋🏻 help please :) I am About to embark on our first home renovation and it’s already making my head hurt! We have a 3 bed semi d built in the 50s and are hoping to extend by 3.5 -4 metres out the back, convert the garage and build over it to create a bigger 3rd bedroom and a small 4th. I’m finding it so difficult to finalise the design downstairs - we want an open plan kitchen dining, a decent utility, guest WC and place for the kids and us to Hang out. We are keeping the sitting room at the front as a separate sitting room and using the garage conversion as a study/office. I would very much appreciate any thoughts, suggestions on the attached design.

Bumping this in the hope that someone might be able to help. The house is on a east-south-east - west-north-west direction, so we get the first patch of light in the bottom right hand corner, and the last of it on the patio in the evening. Id like a little seating area or something in that bottom right hand corner to go for a cuppa on a sunny morning. I was thinking of some sort of a living wall/trellis in front of the shed to screen it off, but not sure how this would look, or how to attach it to the shed

Hi! This is quite a big project you have, so unless you have a big budget (and I am talking about +50k budget) it might be hard to do all of that! First, to extend the kitchen is possible! Can't say any prices because I don't know the location of the house and prices vary a lot, but let's say that the prices for a small extension start at 15k + the price of new kitchen between 1-15k. Then, in the master bedroom, I see that there is already a water point, which means that you can pretty easily and with a "small" budget do an ensuite with a small walk-in wardrobe! The toilet downstairs, I don't really see the point in making it bigger, because otherwise it will make the living room smaller (which I don't recommend). To do a playroom and utility room underneath is, I guess, possible but can't say more because I don't know what it looks like, how big it is, etc! It depends where you are. I don’t think it’s possible to extend in London for under £50k, and that’s for the smallest projects. An extension on multiple floors, especially if you want to dig a basement, would certainly be a six figure sum.
