I have been to look at a house and fell in love with it and the only thing that is letting it down is that the garden is North East facing. The garden is 45 meters long and has nothing to either side and nothing at the bottom of the garden.
You'll get loads of sun. If you look at the aerial map, the satellite pic, you'll see that the garden is bathing in the sun. Judging by the shadow of the trees, that photo was taken in the morning (north is at the top of the screen). The sun will be travelling clockwise around the house, so the patio will be in the shade of the house somewhere in the afternoon. I wouldn't let that keep me from buying the house. It looks like a lovely location.
Before you buy, go and look at the house at different times of the day if you can.
