Help with main bedroom extension layout please.

We live in a bungalow and would like to extend a front bedroom to make larger en-suite and extra storage. We have thought about a 4 mx3m extension. This would give us two areas sleeping and storage. Photos show as now, but plan shows bedroom on left and ii is on right side of bungalow. Access to front garden would be useful.

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). Congratulations on the new digs! :-) Pick your bedding first. From the bedding, pick a light neutral for the walls to play off the dark wood. You can have paint mixed to exactly match! Then, use another color in the bedding, if present, as your accent color. Usually, the best mix is 60% the main color, 30% the secondary color, and 10% a pop of a 3rd color. In the bath, look for a shower curtain in your wall color and towels in it and your secondary colors. Good luck!

In the main I agree with Patricia. I would move the dining table to the living area, move the living area to the kids room, move the island a little more to the right so it is just a little more over than the width of the entrance walkway, at the moment it is more to the left and almost interrupts the entry flow enough to keep catching your self on the edge, with the table moved it will allow this, plus there may be enough room for more storage on the right hand wall decorative or practical and naturally shallower than standard depth, consider what it would be used for then you can make an informed decision on depth. The island sink and bin are not far from the tall unit pantry and fridge, so no I don't think they are to far away, whatever you get from these places are to be opened probably by the sink or bin, or opened to eat from the packaging. Also why would you have a log burner and an aga in the same room unless your aga is an electric one? They both give of tremendous heat, an aga is constant and unless you have planned for other oven types it will be year round so summer as well, as Patricia mentioned bare in mind how the sun transits your house, where it's position is when you will be in these areas which I'm guessing will be most of the time. I know plenty of people who gave had " improvements revamps etc" to their kitchen dining living spaces with plenty of regrets, loads of glass to bring the outside in, underfloor heating and an aga, the underfloor heating is switched off you can't zone it to where you want it, and the aga gives of to much heat with the glass combined, all the hard surfaces, no acoustics were considered by the so called "architects" sound is a problem too, something else to consider, someone else had to have some of their new kitchen change to make room for an air conditioning unit because of the heat, this is very expensive to run constantly, summers are almost unbearable, these things also affect materials being used such as leather and wood drying out and cracking/splitting. I would love for help deciding how to creat additional wardrobe space in this master bedroom. There is a small walk in wardrobe but I have an idea to introduce a full wall of wardrobes and make one of the wardrobes a hidden door to the en-suite / walk-in wardrobe. Is that a terrible idea? Any suggestions welcome! Need lots of storage
