Well the plumbing is simple for both the kitchen and toilet so that will save a lot of money. It really depends on the spec you choose but the bathroom with building work could be £10-20k and the kitchen £15+ including new flooring, windows, plastering etc. If you want any help with design visualising, feel free to get in touch.
usually with a mid range finish i find out the 500-600£/m2 refurb price works out plus minus good. if you would like to renovate the whole ground floor.
