I am planning my flat refurbishment plans and have two questions for the community. For context: this isn't a "forever home" for me, I will probably sell on in 3-4 years, which is why I want to take into consideration future buyer needs:
1. Does having a bath (with shower over it) really add value to a flat vs just a shower? Or is a bath just a personal preference?
2. In a smallish (500sqft) London one bedroom flat, is it a problem to just have an en-suite bathroom+loo (meaning guests would have to pass through the bedroom to get to the loo). My flat would greatly benefit from having a bigger kitchen if I could just move the loo into the en-suite.
