Partial Garage Conversion

Hello,

Just after some advice on the following.

We are looking to convert half of our garage to make our kitchen / dining area bigger. We want to keep the front part of the garage as is, with garage door and use this for storage.

See on the image with the red line indicating where we would like to split the garage from the house and in blue the wall in which we would knock through. We would want to put a window in at the rear or another set of french doors (not yet decided).

We have never done anything like this before, but we are aware it is not just a case of knocking a wall down and building another and would have to consider the floor level and other factors, but does anyone know how much roughly something like that would cost? (Million dollar question i know) but any feedback would be appreciated

The best way to get costs is to go to a cost estimator with some sketch plans. They can then put a budget cost against that.

hi Andy

as you would like to convert your garage to a living area it would be few other factors involved too:

-existing ground slab to brake up insulate and screed over if the existing oversite slab is higher/same level compare to the existing kitchen area level depends on the area involved we talking about a 3x4m area around 3.5k£ with a screeded finish

-knock through would involve a structure engineer and you would need calculations which would costs about ~500£ for a knock through and 250£ for a window and door

-french door and window would costs around 1000£ (plastic) and to create an opening and install lintel (if no other floor above the garage as if it is again you would need steels to be installed) another 1800£

-tiling would be about 40-45£/m2 depends on a type of tiles being used (all misc and tiles to be provided by client) assuming 12m2 would be about 500£

-plastering for the same area as mentioned above about 700£

-kitchen installation if you would like to have one around 90£/a unit and about 200£/ island

-electric would be about 65£/electricity points incl 2nd fix basic materials

-plumbing would be vary depends on your requirement

first of all i would say update your drawings with the area converted (mXm) wall length to be removed and floors if its any above, size of the opening and type of a french door and window (plastic,timber,aluminium)

with these informations the next answer would be much more accurate then mine.

It seems that 2 story houses are becoming much more the norm here. At least in the metro areas. People are wanting bigger houses and builders can get more house on less land. Mattresses, box springs and dressers have to be the WORST things to get up stairs ;-) I love the look of staircases and love the view a 2nd story provides. I'll tell ya though - we're not elderly (YET!) but I love not carrying laundry and other items up and down stairs ;-)

I second Carolyn's motion to check out IKEA for a media cabinet although I feel you will need something around 30-36" tall with this particular TV. It appears to me that you have two matching loveseats or small sofas. Is this correct? In any scenario, if you want cozy, several have already offered thoughts that will help. First, although ideal, I do not feel that your cocktail table has to center on both upholstered pieces. You could center it on the fireplace and work from there, whether parallel or perpendicular. I agree that the upholstery needs to come forward and that the two large pieces should create an L formation. the chair should go to the left of the fireplace, at an angle. I know: Now it is partially in front of the TV. If the TV is on an appropriately scaled media piece, this allows TV viewing over the chair back from all seats in the room except the chair. At risk of being presumptuous, I would suggest that the TV need not be visible from EVERY seat in the room. Greys are definitely hot right now and I love them, but choose wisely. Greys combined with this intense red and black can plunge you squarely back into the 80's. Consider very warm greys, mocha's or green-greys. When you land your color, paint the walls, out onto the underside of the tray and onto the front facing edge of the tray all the same color. This will enhance the architecture of the tray and unify it as an architectural UNIT, enhancing the volume and dimensionality of this feature. As for the pale blue, I must say, I don't understand that at all in this room. (No offense mforr) Now, add a texture to the highest central section of ceiling. Think, grass cloth, faux finish or just a deeper version of the wall color. I agree with Carolyn that the panels are covering too much of your window and that you should consider losing the tie-backs, which are a bit cutesy. In a perfect world, or if you are up for it, I would replace them with something visually lighter, something with a large open airy pattern. I would make the cocktail table metal and glass or wood and glass and modern, even sculptural. (maybe a Noguchi repro?...) Large scaled art on the long wall, as suggested earlier and some greenery. You have a great foundation on which to build. Good Luck!

I would use plants to brighten the space. The hardscapes are all good, they just look a bit naked and grim. It can be hard to make a space pretty but usable for the kids too, but its not impossible. You have a lovely sitting area to enjoy. Plant some lovely feature bushes in that gravel area. You don't need to completely hide the clothesline, but having something pretty and showy in front will create a boundary and the eye will be drawn to the plants instead of the washing. If you can't plant into the soil there, some large size pots will work. Maybe some medium sized (1-2metre) ornamental trees in pots, like citrus, a weeping ornamental cherry, or bay trees, moptop robinias are nice too. They will be compact. You could cluster some pots of herbs underneath or plant them and let them ramble a little. Herbs like thyme and rosemary and lavender will suit the gravel area and the heat and be hardy with kids playing around, the odd bike falling on them or crushing underfoot would be quite okay. bulbs in pots or planted around the edges of the lawn are great value low maintenance and hardy colour. You can get great seasonal variation in your view then. Online bulb stores like tesselar and garden express sell bulk landscaping bulbs at very reasonable prices. You can get hundreds of bulbs for $30-50. Bulbs are great hardy plants that won't be killed by the odd soccer ball either. The flowers may get knocked over or the leaves, but the bulb is safe under the soil. Cheap and cheerfuls like nasturtiums are good value colour that will self seed every season. Also, plant some very bright flowering shrubs behind the soccer net and against the far wall. Maybe some hibiscus? You need something to catch and entice the eye, plant some large flowering shrubs with larger or bright flowers or foliage you will be able to appreciate from a distance.

Hi Shelwal, Garden Rooms can be a good idea. You would get your extra room and depending on what you decide on ( size/style/final use etc), most can be built under permitted development rules, so no planning permission would be required. We build ours with Structurally Insulated Panels (SIP) panels, so they are quick to erect, cheap to heat and last forever.
