3 Bed Semi floorplan advice

Hi,
I have a three bed semi and want to reconfigure the ground floor. I prefer to keep the kitchen separate to the main lounge to keep out lingering smells, mess and noise. I like the first because both kitchen and lounge look out to the garden however the second plan allows for a kitchen island and wider room dimensions. Also the space is flexible if the kitchen can be opened out to lounge for guests. Do you find it strange walking through a kitchen to lounge scenario?

Hi Bal,

Although I prefer the overall concept of the second option, the concern I have is how are you getting daylight into your kitchen - dining area in this option? If and when the lounge and playroom are closed off, there are no windows in the kitchen - dining area. This doesn't seem right. If you kept the space open between the lounge and kitchen, then you won't have that problem (although I know you mentioned that you prefer a closed off kitchen - even though your first option isn't closed off for smells and many noises either).

Of the two, with the minor adjustment that I mentioned above, the second option looks like it will be more comfortable, flow better and give you the best benefit of views into your garden.

Otherwise with the priorities you listed, you may need to come up with one or two more options.

Hummmm. Well I think it’s a shame you have to trail through the kitchen to double back I yourself with your laundry ... so I’d suggest a re think of that in the black and white version... there’s always lots of pros and cons when redesigning your home ... we find thrashing this out over the course of a week with clients gets some good results. There’s some past projects on our pro page if you want some ideas ?

I think you are right, I really like polished dark wood with grey and white - very contemporary Australian style. Just make sure that they are non-slip as anyone with kids will worry about this so make sure it is clearly stated in your sales particulars so you don't put anyone off - buyers can be so fussy about this slightest little thing. If not, you could always go for a runner thereby keeping the polished walnut but also having stair carpet but that seems like an unnecessary expense as you are selling. Good luck :-)

A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.

Rear south facing extension design dilemma

We are adding a rear single story extension to our semi detached 3 bed house, the rear of the house is south facing so lots of natural light, our current design is for a pitched roof with Velux in the roof and triangular windows on the back wall. Has anyone encountered blinding shafts of light through these upper windows? At the moment we notice in autumn / winter / early spring when the sun is lower we have to put the blinds down at the back of the house. The blinds for triangular windows I find ugly and dust magnets, but our architect thinks I am mad to remove them from the plans Many thanks for all advice

An interesting project with some clear challenges though, as OnePlan points out, often a few sessions with a good, independent designer will help work through the options and find a layout which makes best use of space!

Of the two designs presented, I would express more of a preference for the B&W as the starting point, though it still needs quite a bit of work. Practical considerations you need to factor in include:

1) Which of any existing walls are load-bearing;

2) What level of repositioning walls are you prepared to handle, factoring in the costs (including any structural steels etc which may be required

3) Where are existing drainage points, so that "wet" appliances, sinks & taps are properly sited and

4) Getting (ideally natural) light into all the key areas will be important.

Will be interested in seeing what you decide!

Thank you all for your input; you can see the frustration we have in designing this. I have another idea whereby the kitchen moves to the rear where the lounge is an move sofas between the dining table and playroom area. The utilities are currently at the front of the house and svp would be the nearest waste outlet. The only load bearing point is in the middle point of both diagrams on back wall of house. Our architect is great at drawing however alternatives for layouts scarce. I’ll try post my third edit here if I can work out the software! Thanks again all for your input.

What about plan 1, with the units on left side not full height so able to take stools?
