Utility versus Dining Room?

We have a standard 3 bed Victorian terrace with a joining sitting and dining room. We are having some building work done and are debating whether to split the dining room pretty much equally in half. We were thinking one half of the dining room could become a utility room with access from the hallway. We already have a downstairs toilet, so this would just be a utility room for washing/laundry/spillover boots/storage. And the other half to remain as part of the sitting room. We were thinking the half in the sitting room to feature a desk and also built in bookshelves/drinks cabinet.

However this is not the forever home and we worry that splitting the dining room might not be appealing for future buyers. Does anyone have any thoughts on whether the above work would be a good or bad move? Do people value utility rooms or would they prefer a joining sitting and dining room? We'll do up both rooms either way, just trying to decide on function right now...

where else can you eat a meal? ie is there a breakfast room or breakfast bar in kitchen etc ?

We have space in our kitchen which has already been extended to eat meals - in the kitchen we are lucky to have a six seater table.

Two ideas. Both times I would block up the entrance to the second half of the room to make more usuable space. Both ideas have a island with a dining table attached. Obviously these drawings are not to scale but everything should fit in. I would utilise the kitchen cuboards for utilities- intergrated appliances. If you can dont forget to use the space under your stairs as well. Also use the long wall at the bottom of the stairs for extra storage and alcoves.

Hi. I think a Chesterfield would be nice, you can find some small ones c5ft or so which will allow for a narrow lamp table or trunk. I'd go for a ŵall to wall bookcase behind the sofa with a couple of ŵall lights affixed. I don't know what styles you like but perhaps french doors painted in a dark grey to give a crittall look. Does the tv fit in the alcove if you were to add shelves and then add art over the fire with a large mirror on the ŵall facing you? I would keep colours light (is the kitchen grey?) and although it would fill the space a little I might add a narrow upholstered footstool which you can use as extra seating and/or add a tray on one half which you can accessorise

Our dining room was really just a room that could have been used as a bedroom though if we needed it........could yours be used as a proper bedroom? If so, then losing that is potentially losing a bedroom?

Sorry I can see now, you say it's joining living and dining rooms, do you mean connected by double doors or something?

How big is your current living room?

Since you've already extended to have big kitchen/Di Merv you obviously didn't need utility? I don't have a utility and don't rate them. I have my washer in garage though. I would rather have another useful room.

The kitchen extension on the back was already done when we bought the house some years back. There has never been a utility room, the current washing machine and dryer are in our kitchen which drives me nuts (noise etc).

The living room has an opening onto the dining room that is slightly bigger than two double doors wide (though we have no doors to close the opening). We did think about having two seperate rooms but felt that either a big living space ie a joined up living room and dining room or a medium space ie sitting room with half a dining room and a separate utility would be better than two smaller rooms...

How often do you use your dining room for dining? Do you need it at holiday time?
Do you currently have a desk in some other room of the house? If the television is in the living room/lounge/sitting room and someone wants to work at the desk at the same time, you might have a problem with the design.
Do you NEED extra storage or would the new utility room become a catch-all?
Would it be possible to replace your noisy laundry equipment with something quieter?
