bedroom dilemma

We live in a traditional 3 bed semi in Lancashire. It has a loft extension which has been turned into 2 smallish bedrooms, making our house a 5 bed. The dilemma is whethyto knock down the loft partition wall making the house a 4 bed (3 double bed size and one small single) or leave it as 5 bed. Thinking in house value terms. Yes a 5 bed sounds more desirable and higher priced. however in my mind people who would usually be in the market for a 5 bed would have a bigger budget and ours overall would seem too small to attract buyers (see photo). Opinions appreciation whether converting the loft into one larger room would be better than leaving it as 2 bedrooms.
