bedroom dilemma

We live in a traditional 3 bed semi in Lancashire. It has a loft extension which has been turned into 2 smallish bedrooms, making our house a 5 bed. The dilemma is whethyto knock down the loft partition wall making the house a 4 bed (3 double bed size and one small single) or leave it as 5 bed. Thinking in house value terms. Yes a 5 bed sounds more desirable and higher priced. however in my mind people who would usually be in the market for a 5 bed would have a bigger budget and ours overall would seem too small to attract buyers (see photo). Opinions appreciation whether converting the loft into one larger room would be better than leaving it as 2 bedrooms.

It depends what you need really?

Ours is the same (loft extension done by previous owners) though we have since extended the ground floor so the whole house is much bigger.

As all our families live further away (I'm not from the UK) we regularly have people staying for several nights, as such we value the extra bedroom more than we would converting the two loft rooms into one big one. We have two young boys so we're thinking with time they might like to move up there (we also have a small shower room in the loft), meaning we'll have one double guest room still + the box room (in addition to our bedroom).

If you rarely have people staying I would be more inclined to converting.

Yes you are right regarding there being no market for a 5 bedroom house in a 3 bedroom house area. Every house has a value cap. After a certain point you can't add any further value to it.

Someone in the market for a 5 bed house would want a big drive, double garage, very large garden and in an area where there are other 5 bed houses.

You could even risk loosing value on your house and making it unsalable if it has too many rooms. Usually houses which were 3 bed and are now more than 4 bed will have some rooms labelled as study/utility/storage etc.

I would suggest you do what is best for your current needs as there will be little value difference in making it a 4 bed or 5 bed house.

Dear Éilíse Sullivan, the mahogany wardrobe looks like a great project! The image is too small for me to see the details of it; it looks like has glass/metal door at the top part and design details on the draws. If you send me a better quality image and with the door closed I can visualised it for you in any other colour you like if it helps. Replacing part of the furniture (glass) with solid panels covered in wall paper or fabric, using decoupage for the inside of the drawers or muted colours on the outside and brights on the inside ... are all possibility depending in which room you want to place it and what you are going to use it for. Are you going to do it for yourself, just for fun or to sell/present? I would paint the back panel in a darker colour, also the inside of the wardrobe part and all the horizontal and vertical straight lines to frame the different units: draws, 'open shelf' cabinet at the top and door. I would go for wall paper on the inside of the draws, something sympathetic with the darker tone on the back panel ... the handle can stay or be replaced (I need a closer look); they can really give a wist to the furniture if changed. For the choice of colours ... it really depend on where it goes and what you want to do with it. The room's images you posted are quite different in style. You could try to 'blend' the piece in to the room's design scheme by choosing complementary colours or go the opposite and bring in a bold statement. I like bold statements! Adding width BEHIND THE BED - with a headboard (which doesn't have to be a "headboard"; it could be fabric, collection of mirrors, collection of pictures, a farm gate!, small chairs or stools) across the entire width. Matching bedside tables/bookcases/chests/ with LAMPS - useful storage for extra books, extra bedding, etc. CURTAINS always warm up a room. People will always feel colder away from home - provide an extra blanket or duvet to add to the bed. I notice there is no WARDROBE. Not really necessary for overnight guests (provide hooks on the back of the door) but useful for storing your out-of-season coats, etc. There is plenty of room behind the door. Buy one on eBay and paint it to suit your colour scheme.

Hi I am painting my house at the moment and time is precious on it as the painter is on site. I would appreciate any recommendations from the Dulux range - House is c. 700 sq foot, rooms small and south facing. I have coving, so I was thinking of a pure white on coving and then an off-white on the ceilings and neutral colours on the wall that create space and are warm at the same time. Doors and skirting need to be painted as well so should I keep these a pure white as well? Living area has smoked oak wood on floor. Carpet will be light cream / beige in the bedrooms and hall. Would appreciate any help as I am against time on this as the painter is on site and has all the prep work done. Many thanks in advance for any advice.
