What is the width and depth of the patio?

The patio looks great, I'm looking at doing something similar but trying to work out space needed with enough left over for lawn.

Hi we would recommend 4m which covers a zone for the doors and a decent space for sofas etc. You could squeeze it to 3m but it might feel tight.

What a unique space. I love that this isn't necessarily symmetrical. This can sometimes pose a challenge however when trying to unify a space. I would approach this dilema by addressing it with color rather than objects. Try painting inside of the bookcase shelves and the alcove a contrast color. This will allow the walls to recede and the fireplace to come forward adding depth and dimension. Here are a couple of color suggestions based on your existing furniture. C:\Users\patron\Desktop\COLOURlovers_com_daisy_101.svg Also if you place a decorative rod and scarf on the window behind the sofa that would take away from the attention going towards this space and eliminate the perception that something needs to be placed there. The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

What direction is it facing? that will have a huge bearing on the layout. I also would question the large Living area in addition to the family room. 1700 is perfectly adequate for a bathroom but another 100mm in width would be better.

Hi minnie101, Thanks so much for your detailed reply. Great to know what colour that grey is. It may be a little dark with our floor. We will definitely update the handles - I hate the current ones. We'll probably go with wood to keep within budget. Your non-tiles pic is lovely. We'll probably keep some tiles and try to keep the kitchen a little more modern than country kitchen, which might be a challenge with wood. The room faces south. I like your idea of dividing it with paint. We probably will go with white in the kitchen and then 1/2 slightly darker tones in the tv-couch area. The 'other' entrance into the dining area is narrowed by a non-structural wall, so we should remove this to open it properly or like you say, close it off. Maybe not close it off entirely as we'd lose a lot of light, but maybe put in a counter or breakfast bar if space allowed. I love your pendant light suggestions over the dining table. Details like this and a rug in the couch area will really help divide the room as at the moment it is one big cavernous space. I really can't decide yet what way the couches should face - into a tv in the corner, or out into the room like you suggest. We'll have to draw out some chalk outlines on the floor and see how much space there actually is. Colour-wise we like the idea of keeping walls and cabinets quite stark, the wood counter will add a bit of warmth, and then adding colour with couches, rugs and possibly dining chairs. I've attached a couple of pieces of furniture I like. Some may not work, but we'll figure it out.
