Comments (55)Hi Travis and SoYoung - thanks for mentioning the fireplace.....I was thinking that I would keep it simple with a wood shelf over it and a large piece of Art but I now think it might be a bit lost. Would love some ideas as it needs to work with the built-ins which are slightly domineering. Also, Liam_Boyle - agree re the unbalance. The TV will be staying but I have a lovely coffee table and 2 identical sofas coming so I'm hoping to lay out symmetrically in the room. Will keep 1 of the chairs. Hope this will balance up. I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. Comments (4)Hi, I would incline to tiling the whole space in one material. Now, with that you have lots of options in terms of material choices. If you have underfloor heating I would recommend to go for porcelain tiles - they come in wide range of colours, patterns, stone and wood imitations. Marble and wood imitating tiles are very popular and timeless such as calacatta white marble, creme marfil marble, granite, slate. Wood porcelain tiles range from blonde tones, light, dark browns to almost black, zebrano. Porcelain tiles technology has evolved so much over the last decade that an untrained eye can not distinguish the porcelain from the real thing. And if you have children it's so much more practical as well. Easy to clean and maintain. However, if you don't have the option of underfloor heating I would recommend wooden flooring. Again throughout. I wouldn't break the flow with different flooring types. If you have your living room in that open plan as well, I wouldn't worry too much about changing the flooring type just because of it. You can always use large rugs to define the area and function of that space, and make it more cosy. I just completed a project with porcelain tiles throughout. You can have a look at my profile. I think this house will benefit from from plenty of toy storage in the main family living space ( assuming this will be in the extension at rear ) as while little ones are so small they need to be in view - so perhaps you could design with this in mind and add a dedicated laundry room near the WC perhaps ? The current play room could maybe be used as a different function ? Do you need a guest room /study perhaps ? For when family members come to stay ? If so maybe the wc could be upgraded to a shower room ? There's lots of things you can do to make this work for you - just write a list of what could make your life easier now and for the next 5-10 years or so ... Some things will evolve or be ready to change by then - so being clever with your designing and planning now should put you in a good place further down the line too !!
