Dining Rooms Kitchens Living Rooms

Need a steer on proposed new layout for this flat...

split level flat . I woudl like to open teh kitchen into an open plan kithcen diner which makes the the 2 levsl work better loft style....

If I an get the bathroom moved to Bed 2 even better.....#

does any one have any suggestions ?

I’m struggling to understand the layout. To me the dining area is oversized and it you could have the kitchen in the dining room, knock the two bedrooms together to make a living room all of your living accommodation would be on the same level. Is there a possibility of using a different entrance than through the living room (which seems like if could be a nice bedroom)

it s hodge poch.... i think the living room should be the dining room ... there is only one entrance at the moment ... i can convert the gararge and create an entrance that way but I think i need this to be self contained flat i could move teh bedroom to kitchen adn utilse exsisting bathroom as on suite...

What direction is it facing? that will have a huge bearing on the layout. I also would question the large Living area in addition to the family room. 1700 is perfectly adequate for a bathroom but another 100mm in width would be better.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Hi - its such a big and important project, i really think you need to sit down with a good kitchen designer and fully tease out your requirements and then look at every possible layout option. by sitting down with someone, they will draw each possible layout to scale in front of you and that way you will be able to see the pros and cons of each design. it makes decision making much easier best of luck with the project Barry
