Planning permission for garden office

Hi folks

Because the height of our garden office model will go over 2.5m, we need planning permission.

As part of that, we have to provide three supporting documents:

1. A site plan (minimum scale 0–10m) that shows the development in more detail (including position of trees).
2. A location plan that shows the proposal in surrounding context.
3. A block plan that shows proposed elevations, floor plan and roof plan of log cabin.

For the last one, we have some plans from the log cabin manufacturer that should do the trick.

Has anyone got planning permission for this type of outbuilding before and can advise on the simplest way to acquire and produce these types of plan?

Judging by some of the planning application that I have seen pencil, paper and a ruler would probably be sufficient for the site plan and you can get very large scale maps from the OS that will put your site into the context of the road for the location plan.

Hi everyone. Looking to become a homeowner & feel a little green, so would love some insight and advice on the above. The area that we are looking in has a very limited number of options currently on offer. There is one house available that looks in need of complete renovation/modernisation (it has been on the market for a number of years, has not been lived in full time for over a decade & looking at pictures seems like it would need a completely new heating system - looks to be all storage heaters at the moment). However, there is a good amount of garden space with it, which is really appealing and it could have great potential - because it has been on the market for so long, maybe we could haggle with the price? Every time I watch a home renovation show, it seems that there are so many hidden costs and ends up costing over what was originally budgeted! Would love to hear from someone who has recently undertaken a similar project - it is a 2 storey and would possibly need a kitchen extension or some changes to the floor plan for a more open living space downstairs. What were the costs like? How long did the project take? Did you manage to stay within your budget? Is it worth renovating over trying to do a self build? There are some sites for sale in the area too, but would be apprehensive about not being able to get planning permission on a site - would it be silly to purchase a site without planning? Having more control over the project/fewer surprise costs would be really appealing, but obviously don't want to be left with a site if we aren't granted planning. Those of you that have gone the self - build route, did you manage to stay on budget & how long was the process from start to finish?

Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.

Permitted development does say height limit is 2.5m. That is what my newish garage is and it’s pretty high. Can you not choose a “shorter” cabin? Much less bother.
