Potential house layout dilemma

We are considering a move and have found a property ideal in every way, apart from the size of the actual house itself. We are looking to make a move to have our horses at home and so need land etc, and this property has it all externally, but we can't decide whether compromising on the space internally would be worth it at this stage as we have 2 small children.

It's a 3 bed semi detached cottage, but smaller than our current 3 bed (which we've extended into a lovely home). Quite a bit of higgledy-piggledy space downstairs, but upstairs is the main concern. This is the floor plan:

It's hard to know whether extending would be possible at this stage, but how would you extend this to create more upstairs room? I wondered if you could go up above the room between the kitchen and utility and perhaps slice a bit off of the bathroom and bedroom 2/move the doorway, which would give a slightly smaller bed 2 but another room..

If you’ve got land have you got the space to extend sideways? 1 or 2 storeys?

I’m a big believer in location probably being the biggest factor.. I also wonder how many properties there are around with the land it has/you want?

Is the building listed? As that may limit extension potential...

It’s hard to know what is possible without knowing where you have land to extend and how the main house is roofed. Any pictures to share?

Dear Éilíse Sullivan, the mahogany wardrobe looks like a great project! The image is too small for me to see the details of it; it looks like has glass/metal door at the top part and design details on the draws. If you send me a better quality image and with the door closed I can visualised it for you in any other colour you like if it helps. Replacing part of the furniture (glass) with solid panels covered in wall paper or fabric, using decoupage for the inside of the drawers or muted colours on the outside and brights on the inside ... are all possibility depending in which room you want to place it and what you are going to use it for. Are you going to do it for yourself, just for fun or to sell/present? I would paint the back panel in a darker colour, also the inside of the wardrobe part and all the horizontal and vertical straight lines to frame the different units: draws, 'open shelf' cabinet at the top and door. I would go for wall paper on the inside of the draws, something sympathetic with the darker tone on the back panel ... the handle can stay or be replaced (I need a closer look); they can really give a wist to the furniture if changed. For the choice of colours ... it really depend on where it goes and what you want to do with it. The room's images you posted are quite different in style. You could try to 'blend' the piece in to the room's design scheme by choosing complementary colours or go the opposite and bring in a bold statement. I like bold statements! A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!

Would suggest white! A warm white like wimbourne white. All of the most beautiful rooms in my house are painted white! Then add in some wall art and some plants.

I had a play with the layout. I changed the stairs to gain a dressing room but it’s not strictly necessary.
You need to ask yourself if you can afford the house and extension. You also should consider if you will add enough value to the house to justify doing it.

Yes, land/space to go out on 2 sides. It has the land plus stabling/facilities/location, but due to size of house and its all all bit rundown, it's cheaper than similar properties in the area. Not listed.

Amazing drawing, I struggle to see beyond the current layout...! This is what we are trying to weigh up... can we live in it for a few years until we could afford to extend, as wouldn't be able to do straight away. Or do we wait a few more years and get a more expensive property that has the space.... but who knows what property prices will do.

Some people have suggested before discussing with the council whether they'd consider a planning application for an extension.

Other thing I think often you (Or at least I) struggle to find a house that has a layout that I think would work perfectly.. and there always seems to be bits I'd wanna change, so in someways having somewhere with the space to make it your own when you've got the funds could be a good idea.

Other thing with current economic uncertainty, I think it's a buyers market.. plus being cheaper means you're probably not stretching yourself so much financially meaning if interest rates were to rocket you'd be able to buffer it more easily.

At the end of the day, As you said originally I think it's all down to whether you're happy to compromise on the space for a little while.
