Living room layout challenge

Hello all,

My partner and I are just about to move into a new rental and I'm trying to do some forward planning on how to layout our living room which is a very awkward shape. I've attached pictures of the layout from the 2 previous tenants but I wanted to get some thoughts and suggestions of any other way I could make this work and what furniture should go where? We have a 174cm sofa, a 32 inch TV and a 132cm dining table to fit into this space. We will probably end up having to play around with the layout once we move in but has anyone got any tips or suggestions on best to use the space? Thanks in advance.

Congratulations on your new home. You are right its a tricky room to space. It appears from your photos that the TV points are in that small corner near the balcony window so it dictates where the Tv is placed. Obviously if you have other Tv outlets then other layouts could be considered. Also I think it depends on the shape of your dining table.

I would probably use a layout similar to that couple that had the table with the benches in situ. I would maybe put the Tv on a hinged or angled table in the corner so it doesn't always obstruct the view out of the balcony and let as much light in as possible. Also the dining table should always be closest to the kitchen as that's how the natural flow of use will be.

Here are two options for your, which i think will work well in your space. However i have used a smaller round table (1m diameter) to create a dining zone near the window. both options have their advantages and disadvantages.

Put the tv in front of the rear windows. Put the 2 seater in the middle of the room facing tv near fireplace. Coffee table between tv and two seater. leave the 3 seater on the same wall but closer to pianos current position. Put piano in suggested position. As for the bay windows a nice small round table with two chairs. A place to sit and have a drink and listen to music and look out the window...adds intimacy.
