Renovation and where to fit an en-suite

We have bought a 1930’s 4 bed semi which is our long term family home. It needs completely renovating and my 3 top priorities are
To extend the back to create an open plan space
Add a downstairs toilet
Have an en-suite bedroom.

We have had some plans drawn up but having priced the renovation up it doesn’t make sense in terms of cost and value of the house. So back to the drawing board. I think we will do the downstairs extension but wondering where we could put an en-suite?

Hello Claire,

not sure why no one has answered this. How much do you want to spend is the main question?

I would open out across the back of the house incorporating some of the grey room and hall. That would give Kitchen dining living with a snug living space at the front. Add some bifold or cheaper sliding doors across the back in the dining living section.

If doors are glass into this area from the hall, that can be a nice feature to be able to see right through as you enter the house.

The downstairs loo can go underneath the stairs as drainage looks to be on that side.

Alternatively, turn around the bottom of the stairs as winders and fit the loo in next to the porch.

The en-suite at first floor could be a narrow strip in between the two large bedrooms.

or sacrifice one of the smaller bedrooms.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Hi Lisa, nice sofa. I had a red sofa for 10 years and loved it ( though mine was fabric) I've changed the kitchen/ living room and it stuck out like a sore thumb. I gave in and put in a grey leather sectional one and I must say it's much easier to decorate around. Are you in Ireland? Have you heard of the 1933 company, they have very nice suites. Red makes a big statement! Just my 2 cents worth, good luck!

Hello Emma, What about if you were to have the study room as a study/bedroom... You can buy beds that slide out from behind a book case or shelves for example.. A double would fit and then why not consider making the walk in wardrobe slightly smaller in favour of a dual access En suites.. If you were to divide the room in half.. Have sliding doors from both sides ie current side and from study side.. You can divide the slightly bigger en-suite room and situate a small shower, back to wall loo and small wall hung sink in both sides.. With back to back plumbing. Then you can sell the property on with the idea of two possible bedrooms.. or as a study with it's own shower room for guests that stay on occasion... Small bathrooms can be just as spectacular as spacious ones, but at any rate it gives you more options as there is a full sized bathroom anyway.. : ))

Thank you for this and for attaching the photo to demonstrate! Lovely idea and would be ideal in the room. I’m not sure what you mean by extending the curtains? I was wondering about adding a recessed curtain rail and having it in an L shape to fit the other window too. Or maybe curtains on the large window and a Roman blind on the smaller one?
