Extension to 1960's bungalow....help...
Hi, We have a 60's bungalow on a 1/4 acre plot in a national park. You can see the layout attached with proposed drawings. This extension is coming in so far over budget we are in a quandary whether to do anything. We have £60k to spend and think that the only way to achieve two new rooms is to not alter the existing bungalow and scale down the extension - perhaps add a block on the side (two stories is a suggestion if we can get it through planning but that seems unlikely). Flat roof, sloped roof, add a shower, not add a shower... We want to gain a hall, family room and ideally a room for my eldest son. We also want to render most of the original bungalow.
Thank you in advance. I have posted before, and was overwhelmed with the ideas and time given. We are clueless!

If the budget is set in stone and waiting a couple of years will make no difference to the available money then you need to cut some of the plans.
Personally I would be looking to bin the idea of rendering the whole property, I would be looking to build a smaller extension and I would be thinking hard about what extra rooms are absolute must haves- I suspect that most of all you need an extra bedroom, an extra bathroom and a living room that feels bigger because it’s is not a cut through to anywhere.
I offer one plan but you have many options.
If it is the case that you add a smaller extension than you were originally planning you might consider if it would be better to put it on a different side of the house as it’s current position also involves changing the main entrance and demolishing a garage both of which could potentially be avoided and money saved.

From houzz pictures, it looks as though you could extend the Juliet floor out and then add a roof but a builder would have to figure that one out. You could have another roof line on the side and have your porch there and access it from inside, which might turn out even better as you would have a great summer entertaining spot. Also if structure allows to remove this little bit of unnecessary wall by current kitchen entrance would make the space more open.( I think in the other plan I see it is happening?) the outside door swap for a window is a very good idea in my mind....See MoreColour Scheme for new home
Comments (1)Hi. I would try and go for a cohesive look throughout the house so it flows. Maybe choose a few colours for the walls that work together which could be different shades of grey for example (no pun intended!) or another neutral colour. Have a look at farrow and ball for inspiration as they make suggestions for colour matches. Paint all your ceilings and woodwork throughout in the same colour. Then pick accent colours for each room. Again these could be colours that work together. Have a look at a colour wheel to see what colours work together. As your living area is open plan you definitely need the colours to work together. If you chose a grey for example you could have an accent wall in a darker shade. I hope that helps. So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. 4 years agoHi, Thank you for these. At the moment we have four bedrooms (which is fine) but we are finding the need for an extra family space given the age of the children. The drawings I attached are coming in well over £2k a sq m, which does seem rather pricey. I am resigned to walking through the lounge to get to the bedrooms. Re the garage - it is single skin, old and wouldn't take much to knock it down. On the plus side it has water and electricity. I have attached my original drawing with room sizes. The views for the bungalow are all on the side of the kitchen.
