Need help with awkward living room layout
Comments (3)I disagree with the above comments. If you're open to big changes, especially if you plan on replacing the fireplace, you could install a lower mantle, and install the TV above it on a swing arm. This way, the TV and fireplace will remain the focus in the centre of the room, while still being able to view the TV wherever you deem most comfortable on any given day. I think the oblong shape of the room would allow for a couple different seating arrangements. Looking at the second image (fireplace on the right), imagine a compact love seat with it's back facing the double doors. Across from the love seat, 2 accent chairs, backs facing the photographer. Add a coffee table of your choice, and you now have a conversation space in front of the fireplace that is also ideal for watching TV. Thinking about the space behind the love seat, closest to the double doors; a half-height, full-width bookshelf would be lovely along the right wall (left of the fireplace), or even a cushioned bench seat with storage underneath, or both! One orientation to the right of the fireplace, and one to the left. Behind the love seat you could place a console table with lamps and accent decor that would create a visual division, making each seating area seem more intimate and purposeful. Comments (14)Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. Comments (6)Thank you both. The staircase does actually have a turn in it, near the top. And we are planning glass doors in the hall to the kitchen so you can see all the way from the front door out through to the garden! I'm not sure about opening up the playroom & family room. We would really value an 'adult' room at the front of the house for TV in the evenings, and somewhere to close off the kid's toys!
