Comments (4)Hi, I would incline to tiling the whole space in one material. Now, with that you have lots of options in terms of material choices. If you have underfloor heating I would recommend to go for porcelain tiles - they come in wide range of colours, patterns, stone and wood imitations. Marble and wood imitating tiles are very popular and timeless such as calacatta white marble, creme marfil marble, granite, slate. Wood porcelain tiles range from blonde tones, light, dark browns to almost black, zebrano. Porcelain tiles technology has evolved so much over the last decade that an untrained eye can not distinguish the porcelain from the real thing. And if you have children it's so much more practical as well. Easy to clean and maintain. However, if you don't have the option of underfloor heating I would recommend wooden flooring. Again throughout. I wouldn't break the flow with different flooring types. If you have your living room in that open plan as well, I wouldn't worry too much about changing the flooring type just because of it. You can always use large rugs to define the area and function of that space, and make it more cosy. I just completed a project with porcelain tiles throughout. You can have a look at my profile. Comments (3)HI -- That is a big yard . Section off for your needs . Plan a patio and entertainment area close to the house . Then an area for the kids and then an area for a garden if needed and so on . Maybe build a little garden /summer house that has a fireplace or is screened in . Then the left over area you could just have it as a natural meadow with lots of trees where you don't need to mow grass -- the dog would love that . Add lighting too. Use some Eco grass ( no mow ) and lots of perennials and trees . Make a grove of trees like aspens or birches . Comments (16)Put in a few French drains where you dig a ditch and fill it with crushed rock to help the water drain. In low spots put in some drains [http://www.homedepot.com/p/Tuf-Tite-16-in-2-Hole-Drain-Sump-with-Grate-and-Seals-2HDS-4/203463511] with pipe running to the French drain. You might also need to bring in 10 yards of top soil along with some sand to raise your yard a bit as you're probably right at the water table level. We've had to do all this as we live in the Pacific Northwest in a reclaimed marsh [a nice word for a swamp] where we hit the water table if we dig down 3". We had to put down about 10 yards of top soil along with some sand to raise our back yard. We also dug a French drain along the back to connect to the associations drainage pipes through the neighborhood. My husband has put in at least 3 of the drains in strategic locations around the yard to help drain off the excess water. Our yard isn't perfect, but it isn't the swamp it was the first couple of years we were here. We have to apply moss killer every spring or it takes over the yard. My husband also puts down lime to soften the soil, and help the water drain easier.
