Raising detached bungalow roof

Hi,
I’m hoping some of you might have experience or opinions on raising a roof to allow a loft conversion.

I have a small 1985 detached bungalow in Oxford. I’d like the house to just have a bit extra space and would like to stay put rather than move.

I don’t believe the current roof has the headroom for conversion so I’m considering ( but very aware it may be prohibitively expensive) the option of raising the roof.

I’ve just had an eye watering quote for the modular roof ( built elsewhere and craned I’m in one go).

Has anyone gone through the process of raising a roof?
Picture and floor plan in case it helps (and because pictures and floor plans are always nice!)

Maybe I’m about to be told I’m being Naive about the costs but I was quoted £120,000 inc VAT effectively to the first fix throughout.

I knew raising the roof is not a small or cheap job but for a small area that level was disappointing!

I’m hoping doing the traditional way, building on site, is more reasonable.

Hi Antoinette I too live in Ireland in a Semi Detached. My husband who's the one with green fingers has transformed our garden into an oasis you wouldn't think we lived in a housing estate. You might start with cleaning the slabs. You could change the edging tile with a contrasting one to set it off. Use different sizes and colours of pots. A seating area in one section. Use lots of different colours and plants which are ok to grow in pots. Just seeing all the colours come to life in Spring and Summer will cheer you up. Here are some photos that were taken at the end of summer last year the leaves have started falling from the trees. Oh yeah still have the clothes line up too.

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!

Gosh, I've returned after a week travelling for work to loads more suggestions - thanks all! To respond specifically: - the house faces south so gets the lovely morning (and in the uk, sometimes the only) sun. - the husband has avoided putting plants in the planters due to maintenance and they're generally twee so comments here have confirmed to me that they will be coming out - love the idea of wooden boxes with the spiky plants and grasses - also like the concept of taking out the grass/bed/tree in front completely out and replacing with slabs - yes to lightening the windows - to the Barn company, I honestly don't mind the advice and I'd never seen sloping garage roofs. - nicking ideas from landscaping of new builds....great idea! - finally, Helen Scholes, I'm embarrassed about the spelling of kerb. Had no idea! Thanks again all.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Yes, that's a lot of money! It looks as though you have space for a conventional extension which I'm sure would cost less.

I've been looking at the Moduloft website and wondering about raising the roof of our 60s bungalow but have worries about whether the foundations would be strong enough. Obviously if underpinning was required that would be an additional cost, plus planning etc.

When I’ve filled out the quote requests for a couple of companies they only ask if it pre or post war so hopefully you won’t need foundation work with a 60s one.

That sounds about right for a modular system , the advantages are there is less time required on site .

Does that cost include the removal of the existing roof ?

Food for thought..

Have you considered extending the house along its long axis i.e sideways ?

The issue with raising the roof is that one has to remove the old one , tie in the walls and build them up and then put the new roof on

Have you considered asking a Quantity surveyor about doing a budget cost plan for carrying it out traditionally compared to the prefabricated system?

Did Moduloft comment on the Planning issues and was this included in their quotation?

I was also quoted £120,000 by Moduloft about 5 years ago for a similar raising of the roof on my detached bungalow that has a low pitch roof. That quote did include planning and the removal of the existing roof. it Is expensive but the time that it takes is very appealing!

Hi

I am looking to raise the height of the 1930's bungalow. The part of the loft was converted to a habitable space (bedroom) by the previous owner. And surveyor mentioned that the conversion was done fairly soon after the bungalow was built so I would assume between 1940 to 1950

I am looking to raise the wall height so that the full size of the current roof space can be converted to a floor space to have 3 bedrooms + bathroom and place a new roof. Would the current foundation be strong enough to take the load?
