Bigger bathroom or bigger 3rd bedroom?

Hi,

I am renovating my new home. It's a 3 bed semi which needs a new bathroom. At the moment the bathroom is very small and we can only just squeeze in a shower over the bath.

The third bedroom is bigger (you can fit a double bed in) and I thought it might be an idea to put the bathroom in there as I can fit in a separate shower. It would mean that the third bedroom would now be a small single though.

I don't really need to use the third bedroom so it works for us, but I would like to move again one day so I was wondering if it would make the house undesirable in the future.

What do you think? Do you prefer a bigger bathroom or bigger bedrooms?

Tough question ! I guess it’s more a case of looking at the type of property area you are in -ie if you are next to the best local primary school the type of buyer might have children and could benefit from bigger bathroom and won’t mind a single room ... if you are in the local uni catchment - teens might prefer a double room and no bath just a nice shower . Hope this helps a bit ?!?!

Agree with the above. Instead of swapping them over completely, can you just pinch a bit of space from the bedroom?

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

Hi snan - to address your questions: 1 - yes, the lamps work very well. With regard to the height of the larger lamps: do you know how high they would be? If the bottom of the lampshade is even with the top of the pillows that should work. If they are taller than that I think you will be okay with the smaller lamps. Look back again at some of the pictures above to see what I mean. The thing that will look odd would be if the top of the lamps were taller than your headboard. The idea is that when you are in bed reading a book that you want the light to be able to reflect down. As far as the lampshade size goes on the smaller lamps I'm thinking the shorter ones since they don't seem to drop down as far as the larger ones. 2 & 3-Definitely chair by the mirrored bedside locker with one white locker on the other side. Without question. The chair to the left of the bed gave the room life. Use the extra white one in a closet or another room. You don't want to overcrowd your room when you are going for a tranquil setting. 4-Absolutely okay to have bedside tables that don't match and look good in the room. Whether or not you like that is a personal preference though. I would only put the mirrored one next to the bed though if you have the chair next to it. It's how they play off each other that makes it work. If you don't keep the chair next to the bed then I would use both white tables beside the bed. It is also fine that the pictures are off-centre to the wall as long as they are centered to the bed. :)

Hello Emma, What about if you were to have the study room as a study/bedroom... You can buy beds that slide out from behind a book case or shelves for example.. A double would fit and then why not consider making the walk in wardrobe slightly smaller in favour of a dual access En suites.. If you were to divide the room in half.. Have sliding doors from both sides ie current side and from study side.. You can divide the slightly bigger en-suite room and situate a small shower, back to wall loo and small wall hung sink in both sides.. With back to back plumbing. Then you can sell the property on with the idea of two possible bedrooms.. or as a study with it's own shower room for guests that stay on occasion... Small bathrooms can be just as spectacular as spacious ones, but at any rate it gives you more options as there is a full sized bathroom anyway.. : ))

Hi everyone, Love this page and how amazing ye all are to solve a design problem. We have an old cottage with extension. Cottage is the large room at front 4.5m x 6.3 and extension is everything beyond 6.3 x 7.5m. There will be 3 bedrooms and bathroom upstairs, 2 above original cottage. We have redone roofs and floors, exterior doors and windows over time, this is a lengthy project as the funds just aren't there to do it all in one go. My issue is the design, I am looking at it every day for almost 2 years and keep changing. There is a load bearing wall at the back between two rooms. Services really need to be at back as cottage is very thick stone walls and would be nightmare for these self builders. The original layout has kitchen in the middle and bedroom out back with bathroom. We need a bedroom downstairs as 3 upstairs and we need 4 as 5 of us, too big age gap between boys, 14 years. There is a cottage next door to the right hence lack of windows there. There is a steel beam, dotted line to make space bigger. Please help. Major changes might not be afforded as we might never get it. Thanks

Charlotte, from a buyer’s point of view, if the house has 3 bedrooms and a big bathroom, sounds better than a 3 bedroom house with a small bathroom. So we recommend you go for the big bathroom with a separate shower and bath. Bathrooms and kitchens are first thing a buyer notices and are definitely worth the investment. A bedroom is just a bedroom and only the number of them count. Please let us know if you would need help with your house/bathroom renovation. May also be worth speaking to an estate agent as they’ll know what’s more valuable in the area, also I think now lots of people look at 3 bed with a tiny 3rd and decide it’s more of a 2.5 bed..

I’m with maths wife - any chance of just making it slightly larger?

We've sacrificed our smallest bedroom (2x2.8m plus the landing closet), because our home's exterior footprint is just under 6.5x6.5m (plus utility addition). Two bedrooms upstairs is enough for us (one is 4.5x3.3 and other 3.3x3m) and there was no actual bathroom (more of a 'shower closet'). And if we move (which we're not planning anytime soon) the house will probably be sold to another small family.
